Commercial HVAC in Laval: Replacement of an aging condenser for a residential condominium

Optimizing the performance of an aging HVAC system — a concrete example of modernization by AirGreen

In the Laval area, a 24-unit residential condominium was facing recurring performance and noise problems related to its central heating and air conditioning system. The outdoor equipment, a commercial condenser installed more than 15 years ago , was showing clear signs of wear: decreased efficiency, excessive frost buildup in winter, and increased electricity consumption.
At AirGreen , we were mandated to replace the outdoor system with a modern, energy-efficient solution that meets current building requirements.


Context and diagnosis

During our initial inspection, our certified technicians found that the existing condenser — an older generation Carrier model, operating on R22 — exhibited:

  • a noisy compressor nearing the end of its useful life;

  • fins obstructed by dirt and corrosion;

  • deteriorated insulation of the refrigeration pipes ;

  • and energy consumption 35% higher than current efficiency standards (SEER 13 versus SEER 20 on new systems).

A complete record of pressures, airflows and currents confirmed the need for a complete replacement of the condenser.


Site constraints

The installation was located in a confined space between a wooden fence and a dense hedge , limiting natural ventilation around the unit.
Moreover :

  • Mechanical access required partial clearing of the fence ;

  • the concrete base was slightly inclined , risking causing vibrations;

  • and the condominium imposed a minimum interruption of service (48 hours maximum).

These constraints led us to choose a compact and quiet model , with reduced maintenance clearance and simplified side access.


Technical solution

After analysis, our team recommended the complete replacement of the condenser with a Daikin VRV-S model , designed for small to medium-sized multi-zone applications.
Key features of the new system:

  • Continuously modulating inverter technology;

  • High-efficiency twin rotary compressor ;

  • Environmentally friendly R410A refrigerant;

  • Noise level reduced to 52 dB(A) ;

  • Capacity: 10 tons of refrigeration (120,000 BTU/h);

  • Integrated control compatible with building automation GTB/BMS .

We also have:

  • replaced the concrete base with a raised galvanized support , ensuring better drainage and protection against soil moisture;

  • redid the insulation of the refrigeration pipes with UV-resistant insulation;

  • added a heated defrost tray for optimal operation in winter;

  • and installed an electrical protection box that meets CSA C22.1 standards.


Progress of the work

  1. Securing the perimeter and implementing an electrical lockout plan.

  2. Removal of the existing Carrier condenser and regulatory disposal of the R22 fluid.

  3. Leveling of the base and installation of the galvanized support.

  4. Installation of the new Daikin VRV-S condenser , refrigeration and electrical connection.

  5. Vacuum testing, full load and system calibration .

  6. Acoustic and energy validation (verification of noise level, intensities, subcooling and superheating).

The entire project was completed in less than 36 hours , without any interruption of service for the occupants.


Results and Key Performance Indicators (KPIs)

Gains measured after installation:

  • 28% reduction in electricity consumption ;

  • 22% improvement in air conditioning efficiency (EER) ;

  • Stabilization of the internal temperature (± 0.5 °C) even in high heat;

  • Reduced outdoor noise level of 7 dB(A) ;

Preventive maintenance and remote monitoring

AirGreen now provides an annual maintenance contract for this condominium, including:

  • complete cleaning of the coils in the spring;

  • verification of pressures and temperatures ;

  • electrical and vibration analysis ;

  • Connected GTB report with alerts in case of performance deviation.

This proactive approach helps to avoid any critical failures and maintain maximum energy performance.


Compliance and safety

The entire project was carried out according to:

  • ASHRAE 90.1 and CSA B52 standards;

  • the Quebec Electricity Code ;

  • and Laval's municipal requirements regarding ventilation and clearances.

The compliance documents and refrigerant recovery certificates have been handed over to the condominium association.

The project enabled the condominium to benefit from a Hydro-Québec subsidy covering 15% of equipment costs thanks to improved energy efficiency.
