Initial diagnosis and findings
Before taking any action, our technicians carried out a complete functional analysis :

Technical solution and intervention steps
Our AirGreen experts implemented a complete preventative maintenance , following ASHRAE 180 and CSA B52 protocols for commercial HVAC units.
1. Cleaning and disinfection

Complete dismantling of the panels for thorough cleaning of the coils using a biodegradable solution; 
- 
Vacuuming and washing the fan compartment ; 
- 
Disinfection of the condensate tray and complete cleaning of the drain; 
- 
Cleaning the air intake grille to promote better IAQ (indoor air quality). 
2. Mechanical Maintenance

 Replacing MERV-8 air filters with high-efficiency MERV-13 models; 
- 
Alignment and tensioning of the blower belt ; 
- 
Lubrication of all bearings; 
- 
Checking the security of all mechanical fasteners and fairing screws. 
3. Refrigeration and electrical check
- 
Reading of suction and discharge pressures , with adjustment of the refrigerant according to the manufacturer's nominal values; 
- 
Inspection of the wiring to detect any signs of overheating; 
- 
Compressor start-up test and peak current analysis; 
- 
 Replacement of the faulty temperature sensor . 
4. Control calibration and BMS optimization
- 
Reconfiguration of the programmable thermostat , with time slots adapted to the opening of the business; 
- 
Setting the setpoint to maximize comfort without overconsumption; 
- 
Verification of the operating sequence (heating → ventilation → cooling). 
Construction site procedures and safety
 The intervention was carried out early in the morning , before the repair shop opened, in order to avoid any disruption. 
Our technicians implemented a complete lockout plan , installed a secure perimeter on the roof , and used a CSA Z259 certified safety harness .
 Each step was documented in the AirGreen maintenance report , including photos, measurements, and follow-up recommendations.
