Ventilation and COVID in Montreal: How AirGreen Helped Offices Reopen Safely

AirGreen’s expertise in commercial HVAC ventilation proved essential during the sensitive challenge of reopening office spaces safely in Montreal during the COVID-19 pandemic. As businesses across the region — from Montreal to Laval, through Longueuil, the North Shore, and the South Shore — looked for ways to protect their employees while resuming operations, AirGreen offered tailored ventilation solutions adapted to the new health and safety challenges.

Responding to the urgency: how COVID impacted workplace ventilation

From the onset of the crisis, it became clear that poorly ventilated indoor air could increase the spread of the virus. The challenge for many businesses was to upgrade their ventilation systems to ensure optimal air quality while complying with new regulations set by CNESST and Health Canada.

At AirGreen, we immediately understood that our role extended far beyond simply installing HVAC systems. It was about guiding every client through a safe transition, combining technical performance, regulatory compliance, and peace of mind for employees.

Case study: complete ventilation system upgrade in a Montreal office building

In spring 2022, the manager of an office building located on René-Lévesque Boulevard in Montreal contacted us. His goal: to allow more than 150 employees to return to work in optimal conditions, while reassuring his staff about the quality of the air in the workplace.

After a thorough technical inspection, we found that the central ventilation system was outdated, unable to properly renew the air or filter suspended particles. Several zones in the building suffered from low air pressure, and the lack of zone-by-zone control made airflow management between floors challenging.

Solutions implemented by AirGreen

Full technical analysis of the building

We conducted a load calculation and a full airflow assessment to determine the best possible configuration, taking into account the architectural characteristics of the building. This step allowed us to identify risk areas, particularly windowless meeting rooms and open-plan offices.

Installation of energy recovery ventilation systems (ERV)

We chose to install several energy recovery ventilation (ERV) units from the Venmar Commercial brand, known for their performance in high-density environments. These systems introduce fresh, filtered air while recovering heat from the exhaust air, resulting in improved energy efficiency.

Each floor was equipped with an independent ERV unit connected to a zoned air distribution system, allowing airflow to be adjusted individually based on actual occupancy.

Integration of HEPA filters and CO2 sensors

To meet COVID-19 safety standards, we integrated high-performance HEPA filters capable of capturing airborne viral particles. In addition, smart CO2 sensors were installed in high-traffic zones to automatically adjust air renewal based on measured concentrations.

Results achieved and client feedback

Just weeks after commissioning, the building manager reported a significant improvement in air quality, directly noticed by employees. The stale smell was gone, drafts had been eliminated thanks to precise balancing, and the CO2 sensors provided reassuring real-time control.

The building was able to safely reopen, fully complying with health guidelines. Even better: the installation resulted in a 27% reduction in energy costs related to ventilation, thanks to the efficiency of the ERVs and the automation of airflow.

Other project examples completed in Laval, Longueuil, North Shore and South Shore

Laval – Medical clinic

In a clinic in Laval, we overhauled the ventilation system by installing autonomous exhaust fans and MERV 13 filters. Objective: protect both patients and healthcare staff.

Longueuil – Elementary school

We installed smart air exchangers in every classroom, maintaining healthy air even during winter without opening windows.

North Shore – Logistics warehouse

By integrating air curtains and dual-flow systems, we protected both the health of workers and the preservation of stored goods.

South Shore – Community center

We modernized the ventilation system to support safe events in compliance with health regulations.

Why ventilation is critical in the post-COVID world

The pandemic served as a wake-up call. From now on, ventilation is no longer optional — it’s a critical pillar of comfort and safety in all commercial buildings. Improving indoor air quality means reducing absences, enhancing well-being, and responding to growing societal expectations.
