A specific environment for deep cleaning
At AirGreen , we work in a variety of settings, from single-family homes to complex commercial buildings. This time, our team was contracted to perform a complete cleaning of a central heat pump system installed in an underground garage in Ville Saint-Laurent .
This type of environment, often humid and dusty, presents unique challenges for the proper functioning of the heating and air conditioning system. The outdoor unit, installed high up on a metal structure, showed significant signs of soiling, which negatively impacted the system's energy efficiency and air quality.
Initial diagnosis: dust accumulation and loss of efficiency
Upon arrival, we conducted a complete inspection of the system. The interchange fins were covered with a dense layer of dust and fine particles from the parking lot, while the ventilation grille showed a grease deposit visible to the naked eye.
We also noticed:
-
A decrease in airflow at the outlet.
-
An abnormal evaporation temperature .
-
A slight vibration noise , a sign of imbalance caused by the accumulation of dirt on the fan.
These symptoms are typical of heat pump systems exposed to enclosed environments where air circulation is limited and dust is ubiquitous .
The cleaning process: precision, safety and efficiency
Site preparation
Working in an underground parking garage requires meticulous planning. We secured the area using barrier tape and equipment supports to ensure the safety of nearby parked vehicles. The team then installed a liquid recovery system to prevent any water from seeping onto the floor.
High-pressure degreasing and cleaning
Using a calibrated pressure washer , we applied a biodegradable detergent specially formulated for condenser coils. This non-corrosive product effectively dissolves grease without damaging the fins.
A controlled jet rinse then removed the most stubborn deposits, restoring the heat exchanger's metallic shine. The operation was carried out with constant pressure control to avoid deforming the fragile fins.
Refrigeration circuit check and charge verification
Once the cleaning was complete, we took the opportunity to check the refrigerant pressure and evaporation temperature . The system was then monitored for several minutes to ensure that the values returned to optimal ranges.
No additional refrigerant was required, but a slight leak correction was made at a service connection.
Details of the tools used
-
Water-based eco-friendly detergent bottle
-
Digital manifold for pressure reading
-
Nylon brushes for delicate fins
-
Nitrile gloves and respiratory protection (poorly ventilated garage)
-
Wall-mounted tool rack for safe working at height
Result: restored efficiency and cleaner air
Following the intervention, performance tests showed an 18% improvement in airflow and a significant reduction in operating noise . The unit is now quieter and more thermally stable.
The customer immediately noticed improved heat distribution and a reduced system response time . This preventative cleaning will not only improve comfort but also extend the heat pump's lifespan by reducing the mechanical load on the compressor.
Why cleaning HVAC systems while parked is crucial
Underground garages are enclosed environments where exhaust fumes , abrasive dust , and sometimes traces of oil circulate. These elements easily infiltrate heat exchangers, reducing efficiency and promoting premature corrosion of components.
At AirGreen, we recommend annual maintenance of this type of system, with particular attention paid to:
-
To the indoor filters , often neglected in residences with parking.
-
Condensate drainage , which is susceptible to clogging due to dust.
-
Antibacterial disinfection to prevent the formation of mold in the ducts.
The AirGreen approach: expertise, safety and compliance with standards
Each AirGreen intervention is based on three principles:
-
Total security for the site and staff.
-
Compliance with manufacturers' guidelines , guaranteeing the durability of the equipment.
-
Use of environmentally friendly products , suitable for enclosed environments such as garages.
Our trained and RBQ certified team works on all types of residential and commercial HVAC systems in Montreal, Laval, the North Shore and the South Shore , ensuring performance and peace of mind for our clients.
