A thorough cleaning in a demanding urban environment
At AirGreen , we regularly work in buildings in the Plateau-Mont-Royal neighbourhood where HVAC systems are often exposed to dust, pollution, and urban graffiti. During this visit, our team performed a thorough cleaning of an Air Tempo wall-mounted heat pump installed on a painted brick wall and exposed to an indoor industrial environment. The unit, heavily soiled and covered in dust, required a complete overhaul to restore its original performance.
Initial findings and observed problems
Upon our arrival, we noticed several signs of fouling:
-
Dense dust buildup on the fins and fan .
-
Traces of oily residue and graffiti on the case.
-
Drain partially blocked by dirt and sediment.
-
Unbalanced fan causing a slight vibration noise during operation.
The device was still functioning, but its ability to dissipate heat was considerably reduced, resulting in excessive electricity consumption and a loss of efficiency in both heating and cooling .
Preparation for the intervention
Before starting the cleaning, our AirGreen technician:
-
Cut off the power supply at the source to ensure maximum safety.
-
Checked the condition of the refrigeration and electrical connections.
-
Clear the area around the heat pump to prevent any contamination of the walls by the wash water.
-
Protect the sensitive components with a temporary insulating film.
A closer inspection revealed that the heat exchanger fins were clogged with a thin layer of dust mixed with oily particles — a common problem in urban areas where air pollutants accumulate.
AirGreen Complete Cleaning Process
1. Initial dusting and pre-washing
The intervention began with manual dusting of the casing and fan using an anti-static brush. Next, a low-pressure water jet was applied to remove surface layers of dirt without damaging the fins.
2. Application of biodegradable cleaner
We used a specialized, eco-friendly detergent for HVAC systems , applied with a soft-foam sprayer. This product effectively dissolves grease, soot, and fine dust, while protecting metals and plastics.
3. Thorough rinsing
After a 10-minute contact time, the unit was rinsed with clean water to remove all residue. This process restored the fins to their metallic appearance and ensured optimal airflow.
4. Drain cleaning and fan check
The condensation drain was cleared using a mini wet/dry vacuum. We then checked the fan's alignment and lightly lubricated the shaft to ensure smooth and quiet operation.
5. Finishing and disinfection
To complete the job, a chlorine-free antibacterial solution was sprayed on the internal and external surfaces. This treatment prevents mold growth and neutralizes the microorganisms responsible for odors.
Result after cleaning
The Air Tempo unit immediately returned to stable and efficient operation :
-
The airflow has become strong and even again.
-
The vibration noise has disappeared.
-
The compressor no longer switches on as frequently, a sign of better energy efficiency.
-
The indoor temperature is now stable without variation.
The owner, satisfied with the result, noted a noticeable decrease in electricity consumption over his next billing period.
The importance of HVAC cleaning in urban environments
Appliances installed in areas like the Plateau-Mont-Royal are particularly vulnerable to urban dust, pollen, soot, and graffiti, which can clog air intakes. Regular maintenance not only improves indoor air quality, but also:
-
to extend the lifespan of the compressor and fan;
-
to reduce the risk of breakdowns;
-
and to optimize thermal comfort throughout the year.
