Cleaning a heavily soiled wall-mounted heat pump in Lachine

An indoor heat pump contaminated by dust and mold

At AirGreen , we were recently called in for a complete cleaning of an indoor wall-mounted heat pump in a residence in Lachine , a Montreal area where many units suffer from a lack of regular maintenance. At first glance, the situation was clear: significant dust accumulation , mold growth , and soiled rollers .

This contamination was visible to the naked eye—the helical fan was blackened and the evaporator fins were clogged with a thin layer of greasy grime. These conditions not only impair the system's efficiency but, more importantly, the quality of indoor air by spreading spores and allergens.

Symptoms observed before our intervention

The customer was complaining:

  • an unpleasant odor when the heat pump starts up;

  • of a reduction in airflow ;

  • and a persistent feeling of humidity in the room, despite the device being in operation.

A quick diagnosis confirmed that the fan and coils were covered in damp dust, a breeding ground for mold growth.

A professional and safe cleaning method

Step 1 — Dismantling and environmental protection

We started by dismantling the front panel and the heat pump filters. The surrounding area was carefully protected with waterproof tarpaulins and a water collection tray to prevent any splashing.
This preparation guarantees a clean, effective and safe cleaning of interior surfaces .

Step 2 — Cleaning the filters and the evaporator

The filters were removed, washed with hot soapy water, then disinfected with an environmentally friendly antibacterial product .
The evaporator was then cleaned using a biodegradable cleaning agent , specially designed to dissolve greasy dirt without damaging the aluminum fins.

Step 3 — Deep cleaning of the fan

The cylindrical fan (or “drum”) required gentle steam and high-pressure cleaning , a crucial step to remove ingrained mold.
We also applied an antifungal treatment to prevent the reappearance of microorganisms.
Each blade was meticulously rinsed and dried to restore it to its original condition.

Step 4 — Cleaning the drainage tray and checking the conduit

The condensate collection tray was partially blocked. We cleared the drain and rinsed it with clean water until the flow was smooth.
This step prevents water from stagnating and the associated bad odors.

Result: purified air and restored efficiency

After the cleaning, the customer immediately noted:

  • fresher, odorless air ;

  • quieter operation of the unit;

  • and a noticeable reduction in indoor humidity .

Efficiency measurements showed an improvement of almost 25% in airflow , evidence of the impact of a thorough cleaning on system performance.

Why regular maintenance is essential

A dirty HVAC unit like this one can:

  • consume up to 30% more energy ;

  • reduce the compressor's lifespan;

  • and above all, degrade the quality of the air we breathe .

At AirGreen, we recommend a complete cleaning twice a year , in spring and autumn.
Our interventions comply with manufacturers' standards and use non-toxic products , guaranteeing a lasting and safe result.
