Summer comfort interrupted in a condo in the heart of Outremont

Symptoms reported by the client

Diagnosis: Identify the cause of the lack of cooling

1. Checking the interior panel
The Fujitsu wall unit, installed high up near the ceiling, had light dust buildup on the fins and a flap that only opened halfway .
First we have:

2. Checking communication with the outdoor unit
Using our dedicated Fujitsu tester, we noticed a loss of communication signal between the two units. The status LEDs on the indoor unit indicated an “E:EE” error, corresponding to a link or power board fault.
We then measured:

Stable supply voltage at 240V , confirming that the current was arriving correctly;

But a lack of voltage return on the control terminals , a sign of a problem on the internal electronic card.
3. Inspection of the control card
After disassembling the front panel, our technician found a trace of oxidation on the circuit board , caused by condensation that had accumulated over time.
This phenomenon is common in apartments with high humidity where condensate drainage is not optimal.
Repair: replacement of the electronic card and adjustment of the drainage
The intervention consisted of:

Replace the main control board with a genuine Fujitsu part, compatible with the ASU12RLF model.

Tighten communication connections securely and add insulating protection to prevent future infiltration.

Clean the condensate tray and reposition the drain pipe to ensure smooth drainage.
After complete reassembly, we ran a 20-minute full cooling test .
Result :

No error lights were flashing, and the system was operating in automatic mode.
