Commercial HVAC in Longueuil: Replacement of a Carrier heat pump for an administrative building

Energy optimization and operational reliability for a commercial building

At AirGreen , we recently completed a project to replace a Carrier Puron heat pump in an office building in Longueuil , as part of a comprehensive energy efficiency plan. The main objective was to ensure business continuity while reducing energy consumption and long-term maintenance costs.

This intervention perfectly illustrates our expertise in commercial HVAC , combining in-depth technical diagnosis, regulatory compliance and integration of modern solutions perfectly adapted to the realities of the South Shore real estate market.

Project background

The building in question is a two-story office building housing about ten businesses. The existing heat pump, a Carrier Puron model over 15 years old, was showing signs of reaching the end of its lifespan.

  • seasonal efficiency loss (COP down by 25%),

  • excessive noise during operation,

  • incomplete defrost cycles in winter,

  • repeated refrigerant leaks despite previous repairs.

Faced with these problems, the building management commissioned AirGreen to carry out a strategic replacement integrating a more efficient system, compliant with the latest ASHRAE and CSA B52 standards, while minimizing the interruption of services to occupants.

Diagnosis and preliminary study

Before intervening, our team conducted:

  • a complete survey of the existing system , including conduits, wiring, and electrical loads;

  • measurements of air flow rates and static pressures ;

  • a thermographic analysis to locate areas of energy loss;

  • a thermal load calculation (cooling & heating loads) in order to properly size the new unit.

The results highlighted a partial undersizing in the original design and excessive electrical consumption linked to an overly frequent defrosting cycle.

Technical solution chosen

We opted for a Carrier Commercial Performance 15 series heat pump (R-410A, Inverter technology), offering excellent efficiency/cost ratio and perfect compatibility with the existing air distribution network.

We have also integrated a building management system (BMS) for remote monitoring, allowing the building manager to track temperatures, alarms and defrost cycles in real time.

Progress of the work

The work took place over two days , without any major interruption of activities:

  1. Power off and recovery of existing refrigerant in accordance with the Quebec Halocarbon Regulations .

  2. Safe removal of the old unit using a motorized hoist, given the restricted access behind the building.

  3. Reinforcement of the metal support slab , to compensate for vibrations and additional loads.

  4. Installation of the new condenser , refrigeration and electrical connection.

  5. Pressure tests, vacuum testing, and controlled start-up .

  6. Calibration of the BMS and training of the manager on the use of the energy dashboard.

Results and performance measured

The results were immediate and measurable:

  • -28% annual electricity consumption for air conditioning.

  • -35% reduction in outside noise , improving the comfort of neighboring residents.

  • +21% thermal efficiency thanks to Inverter modulation.

  • Zero breakdowns reported during the first full season of operation.

The client also benefited from the Quebec government's EcoPerformance program , covering 25% of the investment costs related to energy efficiency.

Maintenance and ongoing monitoring

AirGreen has implemented an annual preventative maintenance contract including:

  • Complete cleaning of coils and high-efficiency filters (MERV 13),

  • verification of gas pressures, evaporation temperatures and superheat,

  • defrost sensor calibration,

  • inspection of the wiring and condensation drain,

  • quarterly report sent to the manager via our digital platform.

In addition, BMS monitoring allows for the generation of automatic alerts in case of temperature deviation, guaranteeing an operational availability of 99.8% .

Compliance, safety and environment

All the work complied with:

  • CSA C282 and ASHRAE 62.1 standards (indoor air quality and facility safety),

  • the Quebec Building Code ,

  • the local requirements of the City of Longueuil for HVAC permits,

  • Lockout/tagout procedures and security perimeter according to the CNESST.

The use of R-410A (Puron) refrigerant has enabled a clean transition to a fluid with no impact on the ozone layer.

ROI and long-term vision

The estimated return on investment is 3.8 years , thanks to energy savings and reduced maintenance costs. Furthermore, the system is ready for future multi-zone VRF integration , allowing for modular expansion without complete replacement.

This project demonstrates how a strategic approach to commercial HVAC can transform a simple equipment replacement into a lever for sustainable energy performance , while ensuring comfort, compliance, and reliability.
