Initial diagnosis: signs of fouling
The client contacted us after noticing a decrease in heating and cooling capacity , as well as unusual noise coming from the outdoor unit. At first glance, the outdoor unit showed obvious signs of dust, pollen, and grease deposits accumulated on the heat exchanger fins. Under the deck, air circulation is restricted, which promotes stagnant humidity and the buildup of micro-dirt on the grille and fan.
After a thorough visual inspection and some pressure tests, we confirmed:

an irregular flow of water in the condensation drain;

Intervention: complete cleaning and refurbishment
1. Securing and preparing
Before any work began, we switched off the unit and protected the electrical connections. We also placed a water collection tarp under the unit to prevent any splashing onto the brick facade.
2. Partial dismantling and inspection
The side panels were removed to allow full access to the heat exchanger and fan. We inspected the aluminum fins for any corrosion or bends that could impede airflow.
3. Deep washing
The cleaning was carried out in three stages:

Spraying of a biodegradable and non-corrosive cleaner , specially designed for HVAC systems;

Low-pressure rinsing using a controlled water jet to remove deposits without damaging the fins;

Wipe and dry external and internal components with antistatic microfiber wipes.
We also cleaned the condensate tray and unblocked the drain using a compressed air blower to ensure perfect drainage.
4. Fan check
The main fan was disassembled, cleaned, and rebalanced . This step eliminated the noise reported by the customer. The slightly dirty blades were restored to their original condition.
5. Disinfection and protection
Finally, we applied an antibacterial and antifungal treatment to the evaporator and grille, eliminating any risk of mold or unpleasant odors. A hydrophobic protective coating was sprayed onto the fins to limit dust adhesion in the future.
Results after cleaning
