A commercial water heater only 29 9/16 in. high for spaces where headroom runs short

Under a staircase, beneath a mezzanine, in a low-ceilinged utility room: many businesses simply do not have the height needed for a standard tank. The Bradford White LE230LN3-3NCWW commercial electric water heater is designed for these situations. Its 27 US gallon tank (22 imperial gallons, 102 L) measures only 29 9/16 in. in height for a 23 in. diameter, and it includes two 4,500 W elements. AirGreen installs it in businesses, offices and restaurants in Montreal, Laval, Longueuil, the South Shore and the North Shore.

It is for operators who need to replace a tank wedged into a tight space, and for contractors fitting out a commercial space where every inch of height is already spoken for.

A low, wide tank: where it fits

Most tanks gain their volume in height. The LE230LN3-3NCWW does the opposite: it is wider than it is tall, which lets it slip in where a vertical model would not. At 29 9/16 in. (751 mm) high and 23 in. (584 mm) in diameter, it finds room under a flight of stairs, beneath a mezzanine, in an accessible service space or on a raised platform. Its 86 lb (39 kg) empty weight also makes handling easier in a space where you work bent over.

During the assessment, we measure the real clear height, taking into account the water and electrical connections and the space needed for service. A unit that barely fits but cannot be serviced is not a good installation.

Two elements, non-simultaneous operation

In the factory configuration, the two 4,500 W elements are wired interlocking: they never heat at the same time. The upper element first heats the top of the tank, where hot water is drawn, then hands over to the lower element, which finishes heating the reserve. This mode limits power demand while quickly restoring hot water at the tap after heavy use.

Recovery: 18 US gallons per hour, and more in simultaneous mode

According to Bradford White, recovery reaches 18 US gallons per hour at a 100 °F rise in non-simultaneous operation. The manufacturer specifies that in simultaneous operation, recovery approximately doubles. Units leave the factory in non-simultaneous mode, but they can be converted on site for simultaneous operation. This option suits a business with heavy demand over short periods, provided the circuit and the panel can carry the load of both elements together. We check that point before proposing it.

Single-phase or three-phase: a conversion provided by the manufacturer

The LE230LN3-3NCWW is shipped in the standard three-phase configuration, wired at 240 V. Bradford White nevertheless provides for its field conversion to single-phase, which is useful in a commercial space without three-phase power. The manufacturer asks that wattage and voltage be specified when ordering: we therefore confirm the exact configuration in the written quote, after checking your panel.

Examples of use

  • A food counter in a food court, where the only free space is under the back work surface.
  • A hair salon whose water heater has to fit beneath a storage mezzanine.
  • An office set up in a former industrial building, with a low service space.
  • A neighbourhood bar where the existing tank, installed under the basement stairs, is reaching the end of its life.

Element, tank and protection

The standard elements are copper, screw-in immersion type, and can be replaced without removing the tank. An INCOLOY-type element is available on request when the water is hard or aggressive. The tank is lined with Vitraglas vitreous enamel with Microban, an antimicrobial technology, and the factory-installed true dielectric fittings limit corrosion between the piping and the tank.

Listing and warranty

According to Bradford White’s documentation, all models are UL listed. The "3" in the model number corresponds to the 3-year limited tank warranty and 1 year on parts; the manufacturer also offers 5-year warranty versions under a different number, whose availability we can check.

  • a free on-site assessment of clear height, access, use and the electrical panel;
  • a recommendation on the electrical configuration, confirmed in a written quote;
  • draining and removing the old tank, then disposing of it;
  • connecting the cold and hot water in 3/4 in., the relief valve and its discharge;
  • the electrical connections, made under our RBQ licence;
