In this home in Roxton Falls, the objective was precise: to integrate a self-contained heating and cooling unit beneath a large window in an already fully finished residential space. The choice was a Friedrich ZoneAire® Premier PTAC, a compact solution designed to condition a room directly without a duct network or a separate outdoor condensing unit.
The photograph taken after the work shows a clean, functional integration. The unit occupies the space beneath the window, in front of a hardwood floor, with its electrical supply positioned immediately to the right. The front remains fully accessible for maintenance, while the return and supply grilles are not obstructed by a fixed piece of furniture.
This configuration looks simple once completed. However, a PTAC installation requires a series of technical decisions: validating the opening, ensuring wall-sleeve compatibility, providing the electrical supply, leveling, sealing, managing condensation, and ensuring adequate clearances and airflow. An error at any of these stages can lead to drafts, water infiltration, vibrations, or a significant drop in performance.

The Friedrich ZoneAire® Premier: a PTAC designed for self-contained spaces
A PTAC, or packaged terminal air conditioner, combines the components needed to treat a room’s air in a single cabinet. Part of the unit is located inside the dwelling, while the rear communicates with the outdoors through a sleeve installed in the wall.
The Friedrich ZoneAire® Premier line includes air-conditioning models with electric heat as well as heat pump versions. Depending on the exact configuration, the system can therefore provide cooling, ventilation, and localized room heating. Friedrich reports efficiencies for this series of up to an EER of 13.0 and a COP of 3.6 on certain models; however, actual values depend on the capacity, voltage, and selected variant.
The manufacturer also emphasizes noise reduction through two permanently lubricated fan motors, a rotary compressor mounted on vibration isolators, dense insulation, and an interior steel wall designed to limit the transmission of outdoor noise.
These features are especially relevant in a home where the PTAC is installed near a rest area or living room. Since the compressor remains in the same cabinet as the indoor blower, installation quality nevertheless plays a direct role in the final noise level.
What the photo reveals about the installation in Roxton Falls
Several visible details help explain the constraints of this project.
An installation directly beneath a large window
The unit is centered beneath a large window. This positioning offers a practical advantage: the exterior wall is directly accessible, without requiring a long run of refrigerant or drainage lines.
However, the structure beneath the window must be protected. An opening that is too high, too wide, or inadequately reinforced can weaken the supporting area, complicate the installation of the trim, and compromise the seal around the frame.
Before installation, we must therefore check:
- the exact width and height of the sleeve;
- the distance between the floor and the windowsill;
- the wall thickness;
- the structure surrounding the opening;
- the condition of the existing materials;
- the space required by the interior front panel;
- the possibility of maintaining a clean finish around the unit.
The technical documents for the ZoneAire® Premier series indicate a standard sleeve size of approximately 42 inches wide by 16 inches high, with the depth varying according to the configuration. The cabinet, including its interior front panel, extends farther into the room than the sleeve itself.
This difference is important. It is not enough to measure the wall opening: you must also account for how far the front panel projects to prevent collisions with curtains, blinds, furniture, or the windowsill.
A completely unobstructed front
The PTAC’s large lower grille is used for air intake. The upper grille supplies air to the room. In this installation in Roxton Falls, both areas remain clear, allowing the unit to move air without having to overcome an immediate obstruction.
A PTAC installed behind a sofa, dresser, or heavy curtains may exhibit several symptoms:
- insufficient airflow;
- longer cycles;
- noticeable temperature difference in the room;
- increased noise;
- dust accumulation;
- potential icing of the coil;
- increased wear on the blower motor.
We always recommend considering the room’s future layout before determining the final location. A properly installed unit can lose much of its efficiency if the owner later places furniture directly against its front.

We never determine the circuit breaker based solely on the nominal BTU rating. The data to confirm includes:
- the unit’s voltage;
- the minimum circuit ampacity;
- the maximum permitted protection;
- the plug type;
- the electric heating capacity;
- the requirements listed on the nameplate;
- the presence of a compliant dedicated circuit.
An extension cord, improvised adapter, or worn outlet is not suitable for this type of equipment. The connection must correspond exactly to the installed model.
Why the wall sleeve is central to the project’s success
The sleeve forms the intermediate structure between the PTAC and the building. It holds the unit, protects the materials around the opening, and facilitates future removal of the unit for maintenance.
During a replacement, one of the first pitfalls is assuming that the new PTAC will automatically fit into the existing sleeve. Even when a 42-inch format is common in the industry, the depth, mounting points, exterior grille, and seal locations may differ.
We therefore check:
- the sleeve’s interior dimensions;
- its mechanical condition;
- the presence of corrosion;
- its slope;
- its attachment to the structure;
- compatibility with the exterior grille;
- the condition of the seals;
- signs of water infiltration or condensation.
An old sleeve may still seem solid from the inside, but show deformation or corrosion on the outside. In that case, keeping the existing part solely to save time can create a more costly problem a few months later.
Leveling, slope, and condensation drainage
During cooling, the moisture removed from the air turns into condensation water. This water must be properly directed to the area specified by the manufacturer.
The sleeve’s positioning is therefore checked precisely. An inward slope can cause water to drain into the home, damage the hardwood floor, and mark the bottom of the wall. An excessive slope, on the other hand, can interfere with the fit of the front panel or increase vibrations.
In a home like this one, with a hardwood floor directly beneath the PTAC, preventing leaks is especially important. A slow leak can seep between the boards before it is noticed, causing swelling, discoloration, or warping.
We also inspect the water path, the condensation pan, the drainage openings, and the condition of the outdoor grille before commissioning.
Sealing around the Friedrich ZoneAire® Premier
An opening more than three feet wide in an exterior wall must be sealed methodically. The goal is not merely to keep visible rain out. It is also necessary to limit:
- air infiltration;
- heat loss;
- hidden condensation;
- dust entering;
- insects;
- outdoor noise;
- moisture in the structure.
In Roxton Falls, as elsewhere in Quebec, the PTAC must withstand significant temperature differences between indoors and outdoors. A small opening around the sleeve can create a noticeable cold draft throughout the winter.
We therefore pay particular attention to the contact between the sleeve, the wall materials, and the interior finish. The seals must not block the drainage or ventilation areas specified by the manufacturer.

- the response of the controls;
- the supply-air temperature;
- the absence of excessive vibration;
- the stability of the front panel;
- the unit’s behavior after several cycles;
- condensation drainage;
- the clearance around the outdoor grille.
The ZoneAire® Premier series controls allow, among other things, the display of the set temperature or the room temperature, depending on the selected settings. The range also includes a dehumidification function in cooling mode.
On certain heat pump models connected to a wall-mounted thermostat, a second-stage call for heat may automatically switch the system to electric heat. This logic must be understood before configuring the controls to avoid unexpected electricity consumption.
BTU capacity: why we do not deduce it from the photo
The Friedrich logo and the shape of the faceplate are visible, but the complete model number and rating plate are not. We therefore cannot honestly confirm whether the installed unit has a capacity of 7,000, 9,000, 12,000, or 15,000 BTU/h.
The ZoneAire® Premier series is available in several capacities. The right choice depends in particular on:
- floor area;
- ceiling height;
- insulation;
- the number of windows;
- sun exposure;
- the floor of the dwelling;
- the room's orientation;
- the number of occupants;
- how the space is used;
- heating needs in Roxton Falls.
An oversized unit can lower the temperature quickly without removing enough humidity. It may then run in short cycles. Conversely, an undersized unit may run almost continuously during a hot period without reaching the setpoint.

- metallic rattling;
- vibration transmitted to the wall;
- fan rubbing;
- unusual electrical humming;
- very frequent starts and stops;
- water noise inside the room;
- sudden increase in noise level.
In many cases, the problem may be caused by a faceplate that is not properly latched, a displaced filter, an unstable sleeve, or an object stuck near the outdoor grille. A quick inspection helps prevent a minor issue from turning into a breakdown.
Is the PTAC eligible for a LogisVert subsidy?
A PTAC should not be assumed to be automatically eligible for financial assistance programs intended for heat pumps. The current LogisVert measures, including the bonus for multifamily buildings, target certified ENERGY STAR – Cold Climate wall-mounted heat pumps that meet specific criteria.
The Friedrich ZoneAire® Premier installed in Roxton Falls should therefore not be presented as eligible without formally validating the model number in the official tools and confirming the criteria applicable to the building.
