A Precise Installation Beneath the Window to Cool and Heat the Room Without Modifying the Entire Building
At Saint-Aimé, we installed a GENERAL ELECTRIC Zoneline PTAC in a room where several constraints had to be considered simultaneously: a wall opening located directly beneath a window, an existing linear heating element along the bottom of the wall, decorative moldings that had to be preserved, and relatively limited side clearance.
The project photograph shows a simple and functional installation. The white unit blends into the room’s light-colored finish, while its control panel remains easily accessible on the top right. The front grille draws in room air, while the upper air outlet distributes conditioned air throughout the room.
This type of project clearly demonstrates why a PTAC, also known as a packaged terminal air conditioner, remains a particularly suitable solution for certain bedrooms, rental units, residences, multi-unit buildings, and buildings where installing ductwork would be complex or disproportionate.
Why the GENERAL ELECTRIC Zoneline Was Suitable for This Installation
The GENERAL ELECTRIC Zoneline is part of a PTAC product line designed to provide independent temperature control in a single zone. Each room can therefore be cooled or heated according to its needs, without relying on a central system serving the entire building.
In this Saint-Aimé installation, this configuration offered several practical advantages:
- no need to install ventilation ducts in the walls or ceilings;
- local control directly on the unit;
- front access for easier maintenance;
- simpler future replacement when a compatible wall sleeve is in place;
- direct air distribution into the room;
- limited footprint thanks to positioning beneath the window;
- possibility of retaining certain existing heating systems when the electrical design and the building’s operation allow it.
The exact BTU capacity, electrical voltage, and heating configuration must always be confirmed using the complete model number and the unit’s nameplate. The GE Zoneline family includes different capacities and variants. At AirGreen, we never determine sizing solely from the exterior appearance of a PTAC.
A wall opening that should have been inspected before installation
A PTAC is not simply placed against a wall. It generally passes through the building envelope by means of a wall sleeve, also called a sleeve or wall casing. This component supports the unit and connects the indoor section to the outdoor air intake.
Before installing a new unit, we must check several elements:
The condition of the wall sleeve
An existing sleeve may appear intact from the inside while showing corrosion, deformation, or poor sealing on the exterior side. It must be sufficiently rigid to support the PTAC without bending.
A deformed sleeve can cause:
- vibrations;
- operating noises;
- difficulty inserting the unit;
- poor seal closure;
- air infiltration;
- water accumulating in the wrong place.
Compatibility between the unit and the sleeve
Not all PTAC units are automatically compatible with all existing sleeves. The dimensions may be similar, but the ventilation openings, mounting systems, clearances, and rear panels may differ.
Installing a unit in an unsuitable sleeve can reduce the outdoor airflow and cause the hot air expelled by the condenser to recirculate. Performance then decreases, the compressor works harder, and the system’s service life may be affected.
The slope and condensate management
The sleeve positioning must comply with the manufacturer’s requirements for water drainage. An incorrect slope can direct condensate indoors rather than outdoors.
In a room with a wood floor, like the one shown in the photograph, a slow leak can cause significant damage before the problem is even noticed. We therefore pay particular attention to:
- the sleeve level;
- the required slope;
- the drainage points;
- the perimeter seals;
- the exterior watertightness;
- the absence of obstruction beneath the unit.
Preserving the trim and interior finish
One of the most visible details of this installation in Saint-Aimé is the decorative trim around the wall opening. The white trim follows the lines of the window and wall, allowing the PTAC to blend better into the room.
A rushed installation could have damaged this trim, left uneven gaps, or created an inconsistent finish. Our work involves not only making the equipment operate, but also respecting the existing layout.
We therefore paid close attention to the horizontal alignment of the GENERAL ELECTRIC Zoneline, its position in relation to the trim, and access to the control panel. The appliance could not be wedged against the right side wall or protrude unnecessarily into the room.
A good finish also helps ensure airtightness. The spaces around the sleeve must be treated with appropriate materials to limit:
- cold air infiltration in winter;
- the entry of warm, humid air in summer;
- vibrations transmitted to the wall;
- dust penetration;
- the risk of water infiltration.
The proximity of the baseboard heater: an important detail
Under the PTAC, we see a long heating or convection element running along the bottom of the wall. This configuration requires careful analysis.
When two heating appliances are installed in the same area, they must not work against each other or interfere with their respective temperature readings. An appliance located directly above a heat source may detect a different temperature from the one felt in the center of the room.
Depending on the building configuration, the existing heating system may be:
- maintained as the primary heating system;
- used as supplemental heating;
- controlled separately;
- disabled under certain conditions;
- integrated into a heating strategy defined by the owner or manager.
We also verify that the heat produced at the bottom of the wall does not damage the casing, affect the wiring, or create unwanted air circulation around the PTAC.
You should never improvise by unplugging or modifying an existing heater to power a new appliance. A PTAC must be connected in accordance with its nameplate, plug or connection type, and the applicable electrical circuit requirements.
Adequate clearance for air intake and discharge
The Zoneline's front panel has a wide intake grille. It must remain unobstructed to allow air to pass properly through the filter and indoor heat exchanger.
The air outlet is located on the upper section. Conditioned or heated air is directed upward and forward to mix with the surrounding air. In this room, positioning the unit under the window promotes distribution toward the occupied space, provided that blinds and curtains do not fall directly onto the air outlet.
A curtain that is too long can:
- reduce airflow;
- trap hot or cold air against the window;
- cause an excessively short operating cycle;
- distort the temperature reading;
- increase perceived noise;
- slow the cooling of the room.
We therefore recommend keeping fabrics, furniture, and decorative objects at a sufficient distance from the front grille and upper outlet.
The steps in our HVAC installation in Saint-Aimé
To ensure a reliable installation, we follow a structured sequence rather than simply sliding the appliance into the wall.
Location verification
We confirm that the opening, clearances, sleeve, and power supply meet the requirements of the GENERAL ELECTRIC Zoneline intended for the project.
Exterior envelope inspection
The exterior must allow adequate air intake and exhaust. The outdoor grille must not be obstructed by a balcony, debris buildup, dense vegetation, or a structure added after construction.
Sleeve preparation
The sleeve is cleaned and inspected. Old parts, seals, or incompatible adapters must be removed. When a rear panel or specific grille is required, it must be installed in the correct orientation.
PTAC installation
The appliance is inserted carefully to avoid damaging the casing, trim, and floor. Its positioning must allow for future removal for maintenance without having to demolish the interior finish.
Electrical connection
The circuit must match the voltage, amperage, and protective device specified by the manufacturer. We also check the condition of the outlet, cord, or fixed connection, depending on the configuration.
Startup and testing
We test the functions available on the appliance:
- ventilation;
- cooling;
- heating, when present;
- temperature adjustment;
- gear shifting;
- command response;
- stop and restart;
- acoustic behavior.
We also pay attention to vibrations, rubbing noises, airflow stability, and the temperature difference between the intake air and the supply air.
An accessible, easy-to-use control panel
On this installation, the control panel is located on top of the PTAC, on the right side. Its location allows the occupant to adjust the temperature and operating mode without removing a front panel or moving furniture.
This accessibility is important in a bedroom or rental unit. A control that is too complicated often leads to incorrect settings: extreme temperatures, continuously maximum fan speed, or unnecessary mode changes.

- when to use fan mode;
- why constantly changing the setpoint should be avoided;
- how to remove and clean the filter;
- which signs warrant requesting service.
Maintenance of the GENERAL ELECTRIC Zoneline
A PTAC continuously draws in air from the room. Its filter therefore accumulates dust, textile fibers, pet hair, and other particles. In a bedroom, this buildup may occur more quickly when the unit operates several hours a day.
The filter should be inspected regularly and cleaned according to the recommendations applicable to the model. A clogged filter reduces airflow and can lead to:
- reduced capacity;
- noisier operation;
- increased electricity consumption;
- frost on the heat exchanger;
- uneven air distribution;
- premature wear of certain components.
Professional HVAC maintenance may also include cleaning the heat exchanger, blower wheel, condensate pan, and air passages. The goal is to restore airflow, check water drainage, and identify signs of corrosion or electrical overheating.
Common mistakes when replacing a PTAC
Choosing solely based on exterior dimensions
Two units of similar width are not necessarily interchangeable. The sleeve, rear grille, power supply, and capacity must be verified.
Installing excessive capacity
An oversized unit can cool quickly without running long enough to properly control humidity. The room becomes cool, but may still feel damp.
Neglecting the seal around the sleeve
A small gap around the perimeter can cause a constant draft, loss of comfort, and condensation on cold surfaces.
Blocking the front panel with furniture
The front of the PTAC must remain accessible. A bed, dresser, or armchair placed too close reduces airflow and makes maintenance more difficult.
Failing to coordinate with the existing heating system
The presence of a baseboard heater or convector beneath the unit must be incorporated into the room’s heating strategy. The two systems should not interfere with each other.
Reusing a power supply without verification
The existing outlet may appear suitable, but its voltage or amperage may differ from what the new model requires. This verification is essential before start-up.

This installation of a GENERAL ELECTRIC Zoneline in Saint-Aimé may appear simple at first glance: a unit placed beneath a window in an existing opening. However, the quality of the result depends on a series of technical details.
The sleeve must be compatible and stable. The outer casing must remain airtight. Drainage must direct water to the proper location. The electrical circuit must comply with the nameplate specifications. The air grilles must remain unobstructed. The heating located beneath the unit must be taken into account. The trim and flooring must be protected during the work.
