Mini Split GENERAL AIRSTAGE LPAS1 of 12 000 BTU everywhere in Greater Montreal, Laval, Longueuil, South Shore and North Shore
GENERAL AIRSTAGE LPAS1 12,000 BTU: the Fujitsu mini split Heat Pump under its new name, sized and placed for a closed office of 150 to 250 sq ft
A closed office of 150 to 250 sq ft is the easiest room in a house to size wrong. People reason in square feet, forget the computer, the two screens and the person sitting there eight hours straight, forget the south-west window in July, and end up with a unit that is too big and stops before it has dehumidified, or too small and runs flat out all day. This page exists to do the math properly, for one specific case: the home office of a Vimont house, in Laval, door closed, occupied from morning to night.
The unit chosen is the GENERAL AIRSTAGE LPAS1 12,000 BTU, and it is, unit for unit, the Fujitsu AIRSTAGE LPAS1: indoor unit ASUH12LPAS, outdoor unit AOUH12LPAS1, AHRI certificate 206909901, same values, same warranty of 12 years on the compressor, 12 years on parts and 6 years on labour. Its manufacturer, Fujitsu General Limited, has been called GENERAL Inc. since January 1, 2026. It is a mini split designed first for cooling, with heating guaranteed down to −15 °C and, at that temperature, the best COP in its family, 2.30; we explain below what that is worth in an office.
GENERAL or Fujitsu AIRSTAGE: the same machine
The story fits in three dates. In August 2025, Paloma Rheem Holdings, owner of Rheem since 1988, acquired Fujitsu General. On January 1, 2026, Fujitsu General Limited became GENERAL Inc., with the same head office and the same R&D centre in Kawasaki, Japan, the same factories, the same AIRSTAGE products, the same model numbers and the same warranty program. And in February 2026, Rheem Canada took over Canadian sales, with Groupe Master remaining our distributor. As for the GENERAL name, it is nothing new: it has served as a trademark since 1946, and the company, founded in 1936, marks the 90th anniversary of its founding this year.
While the Fujitsu brand withdraws from the equipment, the same LPAS1 is sold under both names, and we do not know in advance which logo the box arriving at your home will carry. So we publish both pages, with identical values, so that the decision is made on the unit and not on the label. The table that follows puts them side by side.

Sizing: why 12,000 BTU for a closed office. The square-foot rule of thumb everyone knows accounts for neither the exposure, nor the glass area, nor the ceiling height, nor what gives off heat inside the room. A closed office has internal loads a bedroom does not: a computer, screens, sometimes a printer, and a person who stays there all day. Add a window facing the afternoon sun and a door kept shut for calls, and the room holds more heat than a room of the same size elsewhere in the house. For an office of 150 to 250 sq ft in those conditions, 12,000 BTU gives the margin needed without falling into oversizing. And oversizing is expensive in an office: in cooling, a unit that is too big reaches its setpoint too fast, stops before it has removed the humidity, and the room turns cold and clammy; a unit that is too small runs at full speed, makes noise during your meetings and never catches up with a late afternoon of heat wave. Our estimator measures the room, notes the windows and the equipment, and confirms the capacity; we do not sell BTU by the square foot.
Placing the wall unit in an office. It is the most demanding room for placement, because a person sits in the same spot for hours on end. A stream of air on the neck or the hands, and the unit will be switched off within a week. Our guidelines: the wall unit goes on a wall perpendicular to the desk, or above the door, so that the air crosses the room, reaches the opposite wall and comes back without passing over the workstation; never directly above the desk, blowing down on the screens. The indoor unit measures 32.81 in wide, 8.75 in deep and 10.63 in high, which fits it above a standard door or between a door and a corner. From the quote onward, we also look at where the refrigerant line will exit and where the outdoor unit will sit; an office above the garage or at the front does not offer the same routes as an office at the back.
The values published by the manufacturer. The values on this page are those the manufacturer publishes for this model, and we stick to them. At −8 °C, heating capacity is 8,800 BTU/h. At −15 °C, it is 10,200 BTU/h, 85% of the nominal size, with a COP of 2.30: for every kilowatt-hour consumed, the unit returns 2.30 kilowatt-hours of heat, where a baseboard returns one. It is the highest COP at −15 °C in the LPAS1 family, whose other capacities range from 1.80 to 2.14 at that temperature. The HSPF2 of 10.5 sums up heating efficiency over a season, and the SEER2 of 20, with an EER2 of 11, does the same for air conditioning. In an office used by day, heating guaranteed down to −15 °C covers the greater part of the working hours of a Laval winter; on colder nights, the room's baseboard completes the job, and you will not notice it since you will not be there.
What this model is not. It is not ENERGY STAR certified, it does not carry the cold-climate designation, and it is not on the list of heat pumps eligible for Hydro-Québec's LogisVert program according to the list of October 27, 2026; so we promise you nothing on that side. It runs on R-410A. It is an efficient air-conditioning unit with honest mid-season heating, chosen for a room that mostly needs cooling in summer and supplemental heat in winter, not to replace a house's main heating.
The quiet of an office. The indoor unit goes down to 19 dB(A) at its lowest speed, which matters when you spend the day on video calls with an open microphone; it rises to 43 dB(A) at full speed, to cool quickly when you come back from lunch, then settles down again. The outdoor unit runs at 48 dB(A). Wi-Fi is available as an option: it lets you start the air conditioning from the car before reaching the office, or check that everything is off on Friday night.
Installation day. A mini split requires no ductwork: a hole in the wall, a refrigerant line, a cable and a drain, nothing else. In an office, we work around your workstation, and here is the order of things:
- Marking: wall unit position confirmed with you, desk and screens in place, before the first hole is drilled.
- The outdoor unit: wall bracket or ground pad, above the snow, away from bedroom windows and with the clearance needed for air and defrost water.
- The refrigerant line: insulated 1/4 and 3/8 in copper, the shortest route, a protective line cover outside.
- Drainage: the condensate leaves by gravity to the outside; failing a slope, a condensate pump is planned in the quote.
- Electrical: a dedicated 208/230 V circuit, whose rating is confirmed by the electrician after examining the panel.
- Start-up: nitrogen test, vacuum, start-up, temperature readings and louver adjustment so that the air avoids the workstation.
Maintenance and filters. The indoor filters unclip by hand and go under warm water; put back dry, they return to service, and in an office with a printer and paper, fine dust builds up faster than you would think, and a clean filter keeps the airflow, the quiet and the published efficiency. Outside, clear the snow around the unit. The annual service by our refrigeration technician covers the R-410A charge, the coil and the drain flow. Replacement parts and the maintenance method are those of the Fujitsu version, and our service does not look at the logo; an extended warranty can be added on request.
The right use for this model. The closed office of a Vimont two-storey or bungalow where someone works full time, the professional who receives clients at home and cannot seat them in an overheated room in July, the teenagers' computer room. The person who wants reliable air conditioning first, accepts mid-season heating and does not need a grant for the math to hold. If the office opens onto an open area or the door stays open all day, the room changes size, and our estimator will review the capacity with you.
