Common areas and small offices: a reliable heat pump, simple to maintain
Entrance hall, corridors, community room, ground floor offices in a mixed-use building: the common areas of a plex or a small building have to stay comfortable without becoming a headache for the owner or the manager. The 4 ton YORK PH3 heat pump in the 208/230 V three-phase version suits this kind of assignment particularly well: 48,000 BTU/h of nominal capacity, proven construction, easy service access and straightforward control. Why a packaged unit in a building
A packaged heat pump concentrates the whole refrigeration system and the supply fan in a single cabinet, set on the roof or at ground level. The ducts carry the conditioned air into the common areas, then bring it back to the unit. No mechanical room to build, no indoor unit to fit into a corridor closet, and above all no need to enter the apartments for maintenance: the technician works outside, at the time that suits the building.
Reliability starts at the factory
The PH3 units are assembled in a plant whose quality management system is ISO 9001:2015 certified. Every unit is fully wired, charged with R-454B refrigerant and tested before shipping on computerized test stations. The refrigerant charge and the component numbers are verified by barcode scanning during assembly, and the run test data, such as the system pressures and the motor currents, is recorded. On request, this data can be retrieved from the serial number, an advantage for anyone who keeps a maintenance log. The unit is CSA certified to the UL 60335-2-40 and CAN/CSA-C22.2 No 60335-2-40:22 standards.
The standard protections
- Hermetic scroll compressor whose internal protection combines a high pressure relief valve and a temperature sensor, which shut it down if operating conditions become inadequate;
- high pressure switch that locks the unit out under abnormal conditions, until it is reset;
- loss of refrigerant pressure switch, supplied with the unit, for a safe compressor shutdown;
- totally enclosed outdoor fan motor, internally protected against overloads;
- filter drier or strainer to catch the impurities in the refrigeration circuit, and refrigerant detection (RDS) built in at the factory.
Service access designed for technicians
Every major component has its own access panel: compressor, indoor coil, fan, controls, electric heat kit and filters. The electrical box is not housed in the compressor compartment, and the controls are mounted so that their panel can be removed for diagnostics without disturbing the normal system pressures. The fan assembly and the indoor coil assembly slide out of the cabinet for cleaning. According to YORK, no special training is required to replace a component, and the number of unique parts has been reduced, which makes sourcing easier.

Straightforward control
No complex programming to pass on to the caretaker: the PH3 is driven by a 24 V standard thermostat, either an electronic model that does not draw its power from the control circuit, or an electromechanical model, single stage in heating as in cooling. The thermostat wires land on the screw terminals of the refrigerant detection system. Inside, the cooling controls rely on a contactor and relays, the connectors are the MATE-N-LOK type, and all the internal wiring is colour coded and numbered. A status and diagnostic indicator light on the board, along with a demand defrost control with preloaded curves, round out the package.
Power supply and backup heat in three-phase
Without a heat kit, the 4 ton three-phase PH3 calls for a circuit with a minimum circuit ampacity of 24.5 A, protected at 35 A maximum by an HACR breaker or a time-delay fuse, plus a field-supplied disconnect switch. Three three-phase 6HK kits are planned for this model, of 10, 15 and 20 kW. The last one heats in two stages, delivers 17.6 kW at 230 V and includes its own breakers. Single point wiring kits (S1-2SPWK032, S1-2SPWK034 or S1-2SPWK035, depending on the kit chosen) allow a single power supply.
What we check at every maintenance visit
- Replacement of the 1 in. filters, housed in the filter rack supplied with the three-phase models;
- inspection and cleaning of the indoor coil and the blower wheel, pulled out of their housing if needed;
- cleaning of the outdoor coil and check of its protective grille;
- check of the condensate pan and drain, whose 3/4 in. NPT connection is rigidly fixed;
- check of the electrical connections, the pressures and the operation in heating as in cooling.
The bearings on the indoor fan motor and the outdoor fan motor are lubricated for life: they call for no annual lubrication, which shortens the task list by that much.
