Successful recommissioning of a Friedrich built-in appliance
Recently, our AirGreen team was called for a service call to an apartment in Montreal's Côte-des-Neiges neighborhood. The customer reported that their Friedrich Uni-Fit built-in air conditioner (PTAC) was no longer blowing cold air, despite the functional display and a compressor noise upon startup. This type of system, often built directly into a wall, is very common in apartment buildings or urban condos where space is limited.
Diagnosis: a ventilation and insulation problem in the box
Upon our arrival, our technician noticed several telltale signs:
-
the wall mounting frame had a slight offset, causing outside air infiltration ;
-
the air outlet grille was partially blocked by dust;
-
the indoor fan only ran at low speed even at full power.
Using a multimeter and a voltage tester, we confirmed that the fan control module was indeed receiving the control signal. The problem was therefore an aging control board , combined with a dirty motor that was not properly lubricated.
Intervention: disassembly, cleaning and replacement of defective components
We carefully removed the Friedrich Uni-Fit air conditioner from its wall mount to gain access to the entire ventilation module. This type of work requires precision, as the wall shell must remain intact to maintain the building's watertightness.
The steps of our repair:
-
Complete disassembly of the front panel and extraction of the chassis ;
-
Thorough cleaning of the evaporator, condenser and condensate drain;
-
Lubrication of the blower motor with a suitable dielectric lubricant;
-
Fan control board replacement ;
-
Reinstallation with readjustment of the wall frame and installation of a new seal to eliminate any air infiltration.
Once everything was reassembled, the performance test showed 100% restored airflow , reduced noise levels and a stable temperature of 22°C in less than 15 minutes .
Results: restored comfort and improved efficiency
The customer immediately noticed the difference: the unit was finally blowing cool, consistent air without excessive noise or vibrations. Thanks to the repair, the energy efficiency of the Friedrich Uni-Fit air conditioner was restored to its original level , allowing a reduction in electricity consumption of approximately 10 to 15% .
We also advised the client:
-
to clean the filter every month during the summer season;
-
leave the unit in ventilation mode for a few minutes after each use to evacuate humidity;
-
and plan annual professional maintenance to extend the life of the device.
Why Friedrich PTAC Systems Require Rigorous Maintenance
Packaged Terminal Air Conditioners ( PTACs ) like the Friedrich Uni-Fit are designed for heavy-duty use in tight spaces. Their performance depends directly on the cleanliness of the coils and the proper functioning of the blower motor.
A simple accumulation of dust or poor insulation of the frame can lead to:
-
a significant drop in cooling efficiency ,
-
an increase in noise ,
-
and sometimes even an entry of hot air or humidity into the accommodation.
This is why regular preventative maintenance —including cleaning the coils and checking the gaskets—is essential for these models.
AirGreen expertise: precision, safety and sustainability
At AirGreen, we have developed specific expertise in Friedrich, Midea, Zephyr and Comfortmaker built-in systems , often installed in Montreal buildings. Our technicians are trained to intervene without damaging wall structures and ensure rapid and lasting restoration .
Every repair we carry out aims not only to restore immediate performance , but also to prevent future failures by identifying the underlying causes (humidity, overheating, infiltration, corrosion).
AirGreen service throughout Greater Montreal
Our service covers Montreal , Laval , the North Shore and the South Shore , with fast and professional interventions. Whether in Côte-des-Neiges , Brossard , Blainville or Longueuil , we guarantee the same level of quality and transparency.
A well-maintained Friedrich air conditioner means more comfort, less noise, and better energy efficiency—and at AirGreen, we make sure that's always the case.
