This was the case for this Friedrich PTAC , installed in a bright apartment in Montreal's Westmount neighborhood. On-site diagnosis: loss of efficiency and internal overheating

Blower Motor Lubrication and Realignment :
After dismantling the casing, we applied a specific high-temperature lubrication to the fan shaft, then realigned the rotor to eliminate vibrations. -
Checking the electrical circuit :
We tightened the main relay connections and replaced a weakened start capacitor (measured at 28 µF instead of the required 35 µF). -
Recharging R-410A refrigerant :
A precise top-up was performed, bringing the pressure back to 115 psi at rest—in line with Friedrich specifications for this model. -
Final test and calibration :
At the end of the intervention, the system reached a blowing temperature of 11°C in air conditioning mode, and perfect stability in heating.
Result: restored performance and comfort regained
Thanks to this comprehensive intervention, the client has regained stable and silent thermal comfort , without the need for costly replacement. We also recommended the installation of a washable electrostatic filter and an annual AirGreen maintenance contract , in order to avoid the return of these typical problems of dust and condensation.
