A typical service call, but a complex fault to diagnose
At AirGreen , our technicians are regularly called upon to work on rooftop HVAC systems —a common configuration in residential and commercial buildings in Montreal's Côte-des-Neiges area. On this day, our team was tasked with a performance issue on a Midea heat pump , a unit known for its reliability and energy efficiency, but which requires special attention when operating in an environment exposed to the elements.
The client, a building manager, noticed that the heat pump was no longer maintaining a stable temperature in several rental units. Power consumption had also increased significantly, a typical sign of pressure imbalance or coil fouling .
Complete on-site diagnosis
As soon as we arrived on the roof, our main technician, Marc, carried out a series of preliminary checks:
-
Inspection of the Midea outdoor condenser , installed on a treated wooden support, compliant with flat roof standards.
-
Checking the electrical and refrigeration connections , as well as the drainage of condensates .
-
Visual inspection of the fan and finned coil , often exposed to dust and debris accumulated over time.
The first observation: the condenser seemed in good condition , but the fan was turning intermittently, indicating a problem with the electronic board or a motor overload . By connecting our pressure gauges and digital diagnostic tools, we quickly noticed an abnormal discharge pressure , accompanied by an excessively high discharge temperature.
The cause: a faulty fan motor
After a thorough motor test, the cause of the problem became clear: the outdoor fan motor was partially seized . It would only start after several attempts, causing the compressor to overheat and significantly reducing the overall efficiency of the heat pump.
Our team proceeded to:
-
Complete power cut to ensure safe intervention.
-
Disassembly of the top cover of the condenser.
-
Replacing the fan motor with a compatible genuine Midea model, ensuring optimal performance and airflow.
-
Checking the control board to ensure that no power surges had damaged the circuits.
-
Complete cleaning of the coil using a biodegradable product to restore efficient heat exchange.
Final testing and system calibration
Once the motor was replaced, we restarted the heat pump and monitored the operating pressures . These immediately stabilized. The suction and discharge temperatures returned to normal ranges, indicating that the compressor had not sustained any damage.
We then have:
-
Checked the R-410A refrigerant level , stable and in line with Midea specifications.
-
Performed a performance test over a 30 minute period , confirming a return to full heating and cooling capacity.
-
Cleaned the intervention area and submitted a detailed technical report to the manager, including preventive maintenance advice.
Results and recommendations
Thanks to this intervention, the Midea system regained its full efficiency. The tenants were able to benefit from stable comfort the next day, and the manager noted an immediate reduction in noise and energy consumption .
We recommended:
-
Annual preventive cleaning of the condenser , essential for units installed on the roof.
-
A biannual inspection of motors and electronic cards , particularly exposed to temperature variations and humidity.
-
Adding a voltage protector to prevent surges related to startup cycles.
