Water marks under the indoor unit: a clear sign that the wall-mounted heat pump needed to be inspected quickly
In Rivière-des-Prairies–Pointe-aux-Trembles, in the east of Montreal, our AirGreen team was called for a wall-mounted heat pump that kept running but was causing a very visible problem: vertical moisture streaks appeared under the indoor unit, directly on the wall. The client had first noticed a slight drip after a prolonged cooling cycle. Then, over time, the marks became more obvious, indicating it was not just a temporary condensation.
The indoor unit was installed high up, in a residential space with a relatively low ceiling, above a staircase and near a passage area. This setup requires special attention: when a wall-mounted heat pump leaks in this spot, the water can stain the wall, reach the interior finish, damage the paint, and cause legitimate concern for the owner. In this case, the device was not completely off. It was still blowing air, responding to the remote control, and seemed to be working normally at first glance. The real problem was in the condensate drainage.
A wall-mounted heat pump naturally produces water in cooling mode. By cooling the indoor air, it also removes some of the ambient humidity. This water must fall into a drainage pan, then flow outside or to a drain designed for this purpose. When this path is slowed, blocked, or poorly sloped, the water eventually overflows inside. The visible marks on the wall are often the last warning before a more significant leak.
A residential wall unit of about 9,000 to 12,000 BTU
The observed device was a compact residential wall-mounted heat pump, with an estimated capacity of around 9,000 to 12,000 BTU, typical for installations in living rooms, stairwells, small open areas, or transition zones between two floors. The exact brand was not clearly visible in the photo, but the format matched an indoor wall unit connected to an outdoor condenser.
This type of equipment is very common in Montreal, Laval, Longueuil, on the North Shore and the South Shore, because it allows efficient cooling and heating of a targeted area without ductwork. However, like any HVAC system, it must be properly maintained. A clean facade does not guarantee that the inside of the unit, the condensate tray, the fan wheel, or the drainage line are in good condition.
In this case, the presence of leaks under the unit quickly pointed us toward a drainage issue, but the entire unit still needed to be checked. A water leak can have several causes: clogged drain, insufficient slope, cracked tray, dust accumulated on the evaporator, slightly misaligned unit, faulty condensate pump if present, or even ice formation on the coil.
Symptoms reported by the client
Before our arrival, the client had noticed several signs that seemed related:
- visible water traces under the wall-mounted heat pump;
- slight musty smell at startup;
- reduced airflow after several minutes of operation;
- quiet water noise inside the unit;
- less consistent cooling in the room;
- appearance of marks on the wall after hot days;
- concern that water could damage the interior finish.
These symptoms often correspond to a progressive problem. The drain does not always clog all at once. It can gradually fill with dust, biofilm, small particles, and deposits caused by moisture. When the unit runs little, the problem remains subtle. When it runs for a long time during a hot and humid day, the tray fills faster than the drain can evacuate the water, and leakage appears.
Indoor unit inspection
We started by checking the indoor unit without fully disassembling it. The goal was to identify visible signs: condition of the filters, cleanliness of the air outlet, presence of moisture under the unit, reaction of the motorized flap, and noise at startup.
The marks on the wall confirmed that water had flowed from the lower part of the unit. The filters were loaded with dust, and the air outlet also showed a slight buildup. It was not an extreme situation, but advanced enough to affect airflow and increase the amount of moisture retained in the unit.
A heat pump that breathes poorly can produce more irregular condensation. If air circulates less well over the evaporator, some areas can become too cold, retain more water, or even start to frost under certain conditions. When the system stops, this moisture can melt or accumulate and eventually seek an outlet other than the drain.
Checking the condensate pan and drain
The central part of our diagnosis focused on the condensate pan. After opening the unit, we found that the pan contained wet deposits and that the flow was slowed. The water was not draining quickly enough. This directly explained the visible marks on the wall.
We then checked the drain line. On a wall unit, the drain must have a sufficient slope and remain free of any obstruction. A simple slowdown can be enough to cause intermittent leaks. In this case, the drain was not completely blocked, but it was partially clogged by a buildup of deposits. This is often the most deceptive situation: when pouring a small amount of water, it eventually comes out. But in real operation, when the heat pump produces water continuously, the flow is no longer fast enough.
We also checked the level of the indoor unit. A slight tilt in the wrong direction can prevent water from properly reaching the drain outlet. Here, the unit was not severely misaligned, but the slowed drainage made the margin for error much smaller.
Inspection of the fan wheel and evaporator
We also inspected the fan wheel and the evaporator. Dust buildup on these components can contribute to several problems: reduced airflow, musty odor, increased noise, and abnormal condensation. The fan wheel showed moderate dirt, typical of a unit regularly used for air conditioning.
The evaporator also showed a light buildup of dust stuck by moisture. This type of deposit acts as a barrier between the air and the coil. Efficiency drops, the unit runs longer, and condensate production can become less consistent. A simple filter cleaning would not have been enough to solve the problem.
Drain cleaning, air circulation restoration, and full operation validation
After the diagnosis, we carried out a targeted intervention on the indoor unit. The goal was to fix the leak, improve water flow, reduce musty odors, and restore better air conditioning performance.
Condensate pan cleaning
The condensate pan was carefully cleaned to remove deposits that were slowing the flow. This step is essential in an HVAC repair related to a water leak. If the pan remains contaminated, the problem can return quickly, even if the drain line is cleared.
We removed visible dirt, cleaned the water passage areas, and verified that the water was properly directed toward the drain outlet. The pan showed no visible cracks, which was good news: the main cause was indeed the partial blockage and not a broken part.
Unclogging and rinsing of the drain line
The drain line was then unclogged and rinsed. We confirmed the flow by simulating water production in the pan. This check is important because a line may seem clear after an initial cleaning but remain partially blocked further along the path.
After rinsing, the water drained faster and without backing up into the indoor unit. We also checked for leaks around the drain pan outlet. Once this step was completed, the direct cause of the streaks on the wall was fixed.
Filter cleaning and airflow improvement
The filters were removed, cleaned, and properly reinstalled. We explained to the client that the filters need to be maintained more frequently during periods of heavy use. In a home where the heat pump runs for several hours a day, dust accumulates quickly.
A clean filter allows air to circulate more easily. This reduces the effort of the fan wheel, improves heat exchange, and limits stagnant moisture in the indoor unit. For a wall-mounted heat pump, this simple step can prevent many odor, noise, and performance problems.
Partial cleaning of the evaporator and air outlet
We cleaned the accessible areas of the evaporator and air outlet. The goal was to remove deposits that contributed to reduced performance without damaging the coil fins. The air outlet was also checked, as deposits can accumulate near the flap and be projected into the room. After cleaning, the airflow was more consistent and the unit produced less odor at startup.
Cooling mode operation test
Once the intervention was completed, we restarted the wall-mounted heat pump in cooling mode. We observed a full cycle to confirm that the water produced by the indoor unit was evacuating properly.
We checked:
- the blowing temperature;
- the airflow at different speeds;
- the opening and closing of the flap;
- the absence of drops under the unit;
- the stable flow of the drain;
- the absence of abnormal water noise;
- the reaction of the outdoor unit;
- the stability of operation after several minutes.
The result was clear: water no longer ran down the wall, the drain was evacuating properly, and the airflow was improved. The customer could use their system again without fear of new moisture marks under the unit.
Why a wall-mounted heat pump can leak inside
This intervention in Rivière-des-Prairies–Pointe-aux-Trembles shows that a water leak is not always caused by a faulty installation. It can appear after several seasons, especially if maintenance has not been done thoroughly.
The most common causes are:
