Quick facts
40 kW of commercial heating without needing three-phase power
Thermo 2000’s XL line, in a single-phase version
The BTH ULTRA XL is Thermo 2000’s commercial line of electric boilers, which its specification document calls the BTH ULTRA XL 2.0. It runs from 40 to 72 kW, on 240 V single phase or 480/600 V three-phase. This 40 kW model is the entry point of the 240 V version: eight 5 kW elements, four stages and 136,480 BTU/h according to the manufacturer.
It is meant for owners and managers of apartment buildings, small commercial buildings or premises heated with hot water but supplied with single-phase power. Thermo 2000 also presents it as backup for a heat pump or a geothermal system.
For a Montreal apartment building
Take a building with a few apartments in Montreal, heated by a central hot-water loop and radiators in each unit. The building is supplied at 240 V single phase, like many residential buildings. The 40 kW BTH ULTRA XL draws 166.7 A there; Thermo 2000 gives a maximum supply wire size of 350 MCM, and circuit protection is set according to the electrical code.
Size matters too. The boiler measures 23 3/8 x 12 3/4 x 23 1/4 in (W x D x H), weighs 180 lb and holds 8 US gal (30 L) of water. It mounts on the wall or sits on the floor on an optional stand, which helps in a tight mechanical room. Its water connections are 1 1/2 in male NPT, and its maximum working pressure is 30 psi (207 kPa).
Safety and controls
In a building shared by several households, safety comes first. Thermo 2000 includes a low water cut-off with test button and indicator lights, a 30 psi (ASME) relief valve, two limit controls and fuses. The T2 UltraSmart controller modulates output based on demand and water temperature based on the supplied outdoor sensor; warm weather shutdown is set within a 0 to 105 °F range. Boost mode and pump purge round it out.
Our installation
It all starts with a free estimate: a survey of the panel, the loop, the emitters and, where applicable, the boiler being replaced. The written quote then specifies the boiler and the parts to plan for, including the circulator and the expansion tank, which are not on the list of supplied items. Our technicians install the boiler, connect the piping and the circuit, fill and purge the loop, then set up the controller and the outdoor sensor. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years (parts and accessories).
