Quick facts
A 44 kW commercial boiler for buildings on 240 V power
A mixed-use building in Laval, for example
Picture a building in Laval with a business on the ground floor and apartments upstairs, heated by a hot-water loop. The electrical service is 240 V single phase, and the original boiler is reaching the end of its life. That is the kind of project for which we look at the 44 kW BTH ULTRA XL: a commercial boiler that does not require three-phase power.
What the 44 kW BTH ULTRA XL brings
The BTH ULTRA XL, called the BTH ULTRA XL 2.0 in Thermo 2000’s specification document, is the manufacturer’s commercial line. On 240 V, it comes in 40, 44 and 48 kW. The 44 kW model combines four 5 kW elements and four 6 kW elements, controlled in four stages, for 150,128 BTU/h according to the manufacturer.
Thermo 2000 highlights a compact design for tight spaces and a sturdy steel build, insulated with 2 in fibreglass according to its specification document. The cabinet measures 23 3/8 x 12 3/4 x 23 1/4 in (W x D x H), weighs 180 lb and holds 8 US gal (30 L) of water. It mounts on the wall or sits on the floor on an optional stand. Its water connections are 1 1/2 in male NPT, and its maximum working pressure is 30 psi (207 kPa).
On the control side, the T2 UltraSmart controller modulates output based on demand and water temperature based on the supplied outdoor sensor. Warm weather shutdown is set within a 0 to 105 °F range, and Boost mode and pump purge are also among its functions. A low water cut-off with test button and indicator lights is included.
The electrical checks
Thermo 2000 lists 183.3 A on 240 V single phase and a maximum supply wire size of 350 MCM. We compare this load with the main panel’s capacity and the building’s other equipment, then set the circuit protection according to the electrical code.
The installation, step by step
- Free on-site estimate: panel, loop, emitters and existing boiler.
- Written quote: boiler, floor stand where applicable, circulator and expansion tank, which are not among the supplied items.
- Mounting, connection of the piping and the electrical circuit, installation of the 30 psi (ASME) relief valve and the temperature and pressure gauge.
- Filling, purging, connecting the outdoor sensor and setting up the controller.
Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years (parts and accessories). AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 for ventilation, refrigeration and electrical work.

A commercial or mixed-use building heated with water, on 240 V
The 44 kW model sits in the middle of the 240 V version of the BTH ULTRA XL. It heats a closed hot-water loop in buildings that only have a single-phase service.
- Mixed-use buildings: business on the ground floor, apartments above
- Restaurants, shops and offices heated by radiant floors
- Replacing a 240 V commercial electric boiler
- Electric backup for a solar or geothermal installation

Frequently asked questions
Can a single boiler serve a mixed-use building?
Yes, if the loop is designed for it and the output covers the whole building’s needs. We do that calculation during the free estimate, before proposing the 44 kW BTH ULTRA XL.
How much current does it draw?
183.3 A on 240 V single phase, per Thermo 2000. The supply wire can be up to 350 MCM; protection is set according to the electrical code.
What does Thermo 2000 supply with the boiler?
A 30 psi (ASME) relief valve, a drain valve, the outdoor sensor, the low water cut-off, a temperature and pressure gauge, and fittings and reducers.
How much room does it need?
The cabinet measures 23 3/8 x 12 3/4 x 23 1/4 in (W x D x H) and weighs 180 lb. It mounts on the wall or sits on the floor on an optional stand; we also check the clearances required in Thermo 2000’s manual.
What warranty does Thermo 2000 offer?
A 10-year limited warranty on the tank (closed-loop heating, residential and commercial) and 2 years on electrical and mechanical components (parts and accessories).
