Quick facts
72 kW of hot-water heating on 480 V three-phase, in a cabinet 23 3/8 in wide
A commercial electric boiler for buildings with a 480 V service
Thermo 2000’s BTH Ultra XL is a hot-water electric boiler designed for commercial heating. The BTHULTXL48072 is its 72 kW size, powered by 480 V three-phase, 60 Hz. It delivers 245,664 BTU/h from twelve 6 kW elements split into four stages, and draws 86.6 A at full output according to the manufacturer. Its elements run on 277 V.
This size is for owners and managers of apartment buildings and commercial spaces with a 480 V electrical service and hot-water loop heating: radiant floors, radiators or hydronic fan coils. Thermo 2000 also presents it as a backup boiler for a heat pump, geothermal or solar system.
A lot of output in very little space
For 72 kW, the unit stays compact: 23 3/8 in wide, 12 3/4 in deep and 23 1/4 in high, for 180 lb and 8 US gal of water. Thermo 2000 designs it for wall or floor mounting, on an optional stand. In many buildings in Montreal and Longueuil, the mechanical room is already taken up by panels, tanks and pumps; a wall-mounted boiler of this size keeps the floor clear for service.
The T2 UltraSmart controller manages output according to demand instead of running all-or-nothing. With the supplied outdoor sensor, it adjusts water temperature to the weather and shuts heating off in mild weather, at a threshold adjustable from 0 to 105 °F. It offers a Boost mode and a pump purge, and its backlit display shows the unit’s status. A low-water cut-off with test button and indicator lights is built in.
The water temperature range runs from 50 °F to 190 °F, and the maximum working pressure is 30 psi (207 kPa). The system must be designed accordingly, which we check before proposing the unit.
What AirGreen’s installation covers
It all starts with a free on-site estimate. We look at the building’s heating load, the condition of the hot-water loop, the capacity of the 480 V electrical service and the space available. You then receive a written quote detailing the work and the loop components to plan for.
On installation day, the unit is wall-mounted or set on its stand, then connected to the loop through its 1 1/2 in male NPT connections. The supplied 30 psi relief valve, drain valve and temperature and pressure gauge are put in place, and the outdoor sensor is mounted on an outside wall. The three-phase electrical connection is made to the codes in force. We fill and purge the system, set the controller and check that each stage comes on.
AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 (ventilation, refrigeration and electrical). We also serve Laval, the North Shore and the South Shore.
A clear manufacturer warranty
Thermo 2000 covers the tank for 10 years (limited warranty, for closed-loop heating) and electrical and mechanical components for 2 years. If your building runs on 600 V instead, the same size exists in that voltage: we confirm the right version during the visit.

Hot-water heating for a commercial building on 480 V
The BTHULTXL48072 heats the water of a closed loop that feeds radiant floors and radiators. Thermo 2000 designs it for commercial heating and also as backup for a heat pump, geothermal or solar system.
- Apartment buildings heated by a central hot-water loop
- Commercial spaces with a 480 V three-phase electrical service
- Replacing an electric boiler in a cramped mechanical room
- Electric backup for a heat pump, geothermal or solar system

Frequently asked questions
Our building has a 600 V service. Does this model fit?
No. The BTHULTXL48072 is built for 480 V three-phase. Thermo 2000 also offers the 72 kW size in 600 V. We check the building’s electrical service during the free estimate, before anything is ordered.
Can it back up a heat pump?
Yes. Thermo 2000 presents it as a backup boiler for a heat pump, geothermal or solar system. The operating sequence is planned with the whole system.
How is the output managed?
The twelve 6 kW elements are split into four stages. The T2 UltraSmart controller modulates output to match demand and, with the supplied outdoor sensor, adjusts water temperature to the weather.
Does it take a lot of room?
No. The unit measures 23 3/8 x 12 3/4 x 23 1/4 in (W x D x H) and weighs 180 lb. It mounts on the wall or sits on an optional floor stand. Access for service and connections must also be kept clear.
What warranty does the manufacturer offer?
Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating, residential and commercial use) and electrical and mechanical components for 2 years.
