In older commercial buildings in Montreal, the water heater is often in a basement where you can barely stand up, or on a mechanical mezzanine added during a renovation. Replacing the existing unit with a vertical tank of the same capacity then becomes impossible. The Bradford White LE250LN3-3NCWW commercial electric water heater solves that puzzle: it offers 45 US gallons (37 imperial gallons, 170 L) in a tank only 33 7/16 in. high, with two 4,500 W elements. Low-ceilinged commercial basements

A low basement is not only a question of height. The unit also has to be brought down, manoeuvred between columns and ducts, and then left with enough space for service. At 26 in. (660 mm) in diameter and 140 lb (64 kg) empty, the LE250LN3-3NCWW is handled by two people with the right equipment. Its low height leaves the room needed for connections and access to the elements, even under low joists.

During the assessment, we measure the stairs, the passages and the clear height at the planned location. We also check for a drain for the relief valve and flushing, a point often overlooked in old basements.

A reserve for several fixtures

With 45 US gallons, the LE250LN3-3NCWW can supply several fixtures at once: the washbasins of a medical or dental clinic, the kitchenette and washrooms of an office, or the sinks of a small food business. The reserve covers the moments when everyone draws at the same time, and the recovery of 18 US gallons per hour, in non-simultaneous mode, rebuilds it between peaks.

If demand grows, the unit can be converted on site for simultaneous operation, which approximately doubles recovery according to Bradford White. This option does require a circuit able to supply both 4,500 W elements at the same time; we recommend it only after checking your panel.

Installing on a mezzanine or a platform

A mechanical mezzanine is a good way to free up floor space, but it must be designed for the load. Once filled, a 45 US gallon tank weighs far more than its 140 lb empty. We check the structure with you before confirming the location. Above an occupied space, we also recommend a drain pan connected to a drain: it is a simple precaution that can prevent water damage in the space below.

Factory wiring and electrical options

Bradford White ships this water heater in the standard three-phase configuration, wired at 240 V with two interlocked 4,500 W elements. The unit can be converted on site to single-phase, to simultaneous operation, or both. The manufacturer asks that wattage and voltage be specified when ordering; we therefore confirm the exact configuration in our written quote once the building’s supply has been checked. The electrical connections are made under our RBQ licence.

Components built to last

The tank is lined with Vitraglas vitreous enamel with Microban, an antimicrobial technology, and its true dielectric fittings, installed at the factory, limit corrosion at the joint with the piping. The standard elements are copper, screw-in immersion type; an INCOLOY-type element is available on request for hard or aggressive water. Each element is replaced individually, without taking the tank out of its location, a real advantage in a hard-to-reach basement.

Maintenance in a tight space

In a low basement or on a mezzanine, maintenance is easier when it was planned from the installation. We leave clear access to the drain valve, the elements and the relief valve. We then recommend one visit a year: flushing to clear sediment, checking the elements and their thermostats, and testing the relief valve.

Listing and warranty

According to Bradford White’s documentation, all models are UL listed. The "3" in the model number corresponds to the 3-year limited tank warranty and 1 year on parts. A 5-year warranty version exists under a different number; we can check its availability when preparing the quote.
