BRADFORD WHITE LE350S3-3NCWW Commercial Electric Water Heater (50 gallons) | Montreal, Laval, Longueuil, South Shore & North Shore
A 50 US gallon commercial tank ready for the three-phase supply of commercial buildings
In a neighbourhood shopping centre or an office building, the water heater often supplies the common washrooms, the janitor’s sink and sometimes the tenants’ kitchenette. The manager wants a unit that is reliable, easy to maintain and compatible with the building’s supply. The Bradford White LE350S3-3NCWW commercial electric water heater checks those boxes: a 50 US gallon tank (42 imperial gallons, 189 L), two 4,500 W elements and factory wiring at 240 V three-phase, convertible on site if needed. AirGreen installs it in commercial buildings in Montreal, Laval, Longueuil, the South Shore and the North Shore.
Multi-tenant commercial buildings
A building that houses several tenants has spread-out hot water needs: washroom basins used all day, floor cleaning in the evening, a shared kitchenette at lunchtime. None of these uses is extreme, but they add up. A 50 US gallon reserve and steady recovery suit that profile well. The LE350S3-3NCWW also suits an independent business with sustained demand, such as a quick-service food counter or a pharmacy with a lab.

Factory three-phase wiring, an asset in commercial buildings
Bradford White factory-wires this water heater at 240 V three-phase, with two interlocked 4,500 W elements. In a commercial building with three-phase power, the unit therefore connects without conversion when the voltage matches. When it does not, the manufacturer lists conversion kits for 120, 208, 240, 277, 380, 480 V, and the unit can be converted on site to single-phase for a space without three-phase power.
We check the building’s actual supply, the panel and the remaining capacity during the assessment, then confirm the configuration in the written quote. The electrical connections are made under our RBQ licence.
Recovery and the simultaneous option
According to the manufacturer, the LE350S3-3NCWW recovers 18 US gallons per hour at a 100 °F rise in non-simultaneous operation. When demand calls for it, it can be converted on site for simultaneous operation: both elements then heat together for faster recovery, within the power limits published by the manufacturer. This conversion increases the electrical load; we propose it only after confirming that the circuit and the panel can accept it.
Planning the replacement with the manager
In a building occupied by several tenants, the hot water shutoff has to be announced and short. We set the date with the manager, often early in the day or after the businesses close, and prepare the materials in advance so the swap is done in a single visit. The old tank is drained, removed and disposed of the same day.
Location: a 24 in. diameter and a relief valve on top
At 24 in. in diameter and 144 lb empty, the LE350S3-3NCWW takes up the space of a typical commercial tank. The relief valve is installed on top of the unit, so space is needed above it for the valve and its discharge pipe to a drain. We confirm the model’s exact height with the manufacturer before ordering and check the room’s clear height. Clearance in front of the elements will also make service easier.
Materials and protection
The tank is lined with Vitraglas with Microban, an antimicrobial technology, and the factory-installed dielectric fittings limit corrosion at the joint with the piping. The standard elements are copper; an INCOLOY-type element, more resistant to corrosion, is available on request for hard water. The elements screw in and are replaced one at a time, without removing the tank.
Listing, warranty and maintenance follow-up
According to Bradford White’s documentation, all models are UL listed. The "3" in the model number corresponds to the 3-year limited tank warranty and 1 year on parts; a 5-year warranty version exists under a different number. For a building manager, we recommend maintenance once a year, recorded in a log: flushing, checking the elements and thermostats, and testing the relief valve.
Installation of the Bradford White LE350S3-3NCWW by AirGreen
AirGreen is a family business established in Montreal, active for more than fifteen years in heating, ventilation and air conditioning and holder of RBQ licence 5645-9605-01 (ventilation, refrigeration and electrical). We work with owners and managers of commercial buildings on planned, well-documented replacements. Our work includes:
- a free on-site assessment of the room, the demand, the electrical supply and the access routes;
- a recommendation on the electrical configuration, confirmed in a written quote;
- draining and removing the old tank, then disposing of it;
- connecting the cold and hot water in 3/4 in., the relief valve and its discharge;
- the electrical connections, made under our RBQ licence;
- commissioning, setting the thermostats and checking both elements;
- a summary of the work and maintenance recommendations for the manager.
