40 US gallons of commercial-grade design to replace the residential tank struggling to keep up in your business

Many small businesses have run for years on a household water heater. As long as demand stays light, it holds up. But as soon as activity picks up, it runs short of hot water, wears out faster and eventually gives out. The Bradford White LE340S3-3NCWW commercial electric water heater replaces that kind of unit with a 40 US gallon tank (33 imperial gallons, 151 L) designed for commercial use, with two 4,500 W elements and factory three-phase wiring that can be converted on site. AirGreen installs it in businesses in Montreal, Laval, Longueuil, the South Shore and the North Shore.

Residential or commercial: why the difference matters

A residential tank is designed for a family: peaks in the morning and evening, and an appliance that rests the rest of the time. A business uses its water heater differently, often all day long, and sometimes on a three-phase supply. The LE340S3-3NCWW is built for that context: factory three-phase commercial wiring, screw-in elements replaceable individually, factory-installed dielectric fittings, UL listing according to the manufacturer. It can also be converted to single-phase when the space has no three-phase power.

Moving from residential to commercial is often the time to review the whole installation: relief valve, discharge, electrical circuit. We take stock of all of it during the assessment.

The businesses we recommend it for

  • The pet grooming salon, where baths follow one another all day.
  • The veterinary clinic, with its treatment sinks and frequent cleaning.
  • The yoga or training studio with one or two showers.
  • The repair shop or garage where hot water is needed for handwashing and cleaning parts.

In each of these cases, we assess the real demand before confirming the model. If consumption exceeds what a 40 US gallon tank can supply, we tell you from the start.

Recovery and simultaneous operation

In the factory configuration, the two 4,500 W elements take turns: only one heats at a time. According to Bradford White, that configuration provides a recovery of 18 US gallons per hour at a 100 °F rise. For a grooming salon whose baths follow one after another, the manufacturer provides for on-site conversion to simultaneous operation: both elements then heat together, which speeds up recovery, within the limits of the power table published for that mode. This option increases the load on the circuit; we propose it only if your panel allows it.

Electrical supply

The LE340S3-3NCWW is shipped as a standard three-phase model, wired at 240 V. If your space is supplied with single-phase power, which is common in small commercial spaces, the unit can be converted on site. Conversion kits are listed by the manufacturer for 120, 208, 240, 277, 380, 480 V. We check your supply and your panel before confirming the configuration in the written quote, and we make the electrical connections under our RBQ licence.

Installation: a 22 in. diameter and a relief valve on top

At 22 in. in diameter and 114 lb empty, the unit installs in a utility room or a good-sized closet. The relief valve is mounted on top, so space must be planned for the valve and for its discharge pipe, which runs down to a drain. We confirm the model’s exact height with the manufacturer before ordering and check the space available above the unit. Clear access to the elements will make service easier.

Components designed for commercial use

The tank is lined with Vitraglas with Microban, an antimicrobial technology. The factory-installed dielectric fittings limit corrosion between the piping and the tank. The standard elements are copper; an INCOLOY-type element, more resistant to corrosion, is available on request. In a grooming salon or a clinic where hot water runs a lot, this option can extend element life when the water is hard.

Listing, warranty and maintenance

According to Bradford White’s documentation, all models are UL listed. The "3" in the model number corresponds to the 3-year limited tank warranty and 1 year on parts. To preserve the unit, we recommend one visit a year: flushing the tank, checking both elements and their thermostats, and testing the relief valve.
