A 119 US gallon indirect water heater for buildings and businesses heated by an electric boiler

In an apartment building, a daycare or a business heated by an electric boiler, domestic hot water can come from the same source as the heating. The Thermo 2000 DoubleMax 120-9 indirect water heater is designed for these shared needs: a 119 US gallon tank, a 55.6 sq. ft. double-wall copper heat exchanger and an output that climbs with the boiler’s capacity. AirGreen installs it in buildings in Montreal, Laval, Longueuil, on the South Shore and on the North Shore.

A tank designed for shared needs

The DoubleMax 120-9 is not a single-family home unit. It is aimed at buildings where several households or several stations use hot water at the same time: a building of a few units with centralized hot water, a daycare washing dishes and hands all day long, a clinic, a hair salon, a fitness centre with a few showers. In these buildings, the electric boiler that heats the premises can also produce hot water, which avoids multiplying separate electric water heaters and the circuits that feed them.

The tank is always selected from the real demand. We count the units, the appliances and the consumption peaks before proposing this model or another configuration.

Manufacturer’s data

  • Capacity: 119 US gallons
  • Heat exchanger: double-wall copper piping in parallel helicoidal lines
  • Exchange surface: 55.6 sq. ft.
  • Maximum domestic hot water flow: 27 gpm, to be reduced for high-temperature and continuous-flow applications
  • Maximum pressure: 150 psi
  • Boiler connection: 2 in NPT male
  • Drain valve: ¾ in brass ball valve, 150 psi maximum
  • Dimensions: height 76 1/4 in, diameter 28 in
  • Weight: 530 lb (610 lb shipping)
  • Potable water: copper components meet the low lead requirements and the NSF 61 standard

Output that follows the boiler’s capacity

Thermo 2000 publishes an output table ranging from a 50,000 BTU/h (15 kW) boiler up to 900,000 BTU/h (264 kW), for cold water at 40 °F and boiler water at 180 °F. The values read as first hour / continuous, in US gallons per hour. A few reference points for water delivered at 110 °F:

  • 100,000 BTU/h (29 kW): 291 / 172
  • 200,000 BTU/h (59 kW): 463 / 344
  • 300,000 BTU/h (88 kW): 635 / 516
  • 900,000 BTU/h (264 kW): 1,668 / 1,549

The message is clear: the tank and its exchanger can keep up with a high-capacity commercial electric boiler, and it is the boiler that sets the real output. In an existing building, the available capacity depends on the electrical service; we start from that figure to establish a realistic output.

The higher temperatures of commercial uses

Some uses require hotter water than a shower: dishwashing, sanitary cleaning, laundry. The table also covers water delivered at 140 °F and 160 °F. With 200,000 BTU/h (59 kW), the DoubleMax 120-9 gives 289 / 241 at 140 °F and 261 / 241 at 160 °F. Above 400,000 BTU/h (117 kW), the manufacturer no longer publishes a value at 160 °F, and above 650,000 BTU/h (191 kW), no value at 140 °F: these combinations are not covered, and we size the installation within the published values. Thermo 2000 also points out that the 27 gpm maximum flow must be reduced for high-temperature and continuous-flow applications.

Double wall: extra protection for potable water

The exchanger is made of double-wall copper pipes. In a building where the heating loop water may contain an additive, or when the engineer, inspector or insurer requires double separation, this design meets the requirement without adding an external exchanger. The copper components comply with the NSF 61 standard for potable water plumbing products.

Distribution and delivered temperature

In a building, hot water travels long distances. We design the distribution with a thermostatic mixing valve at the tank outlet, so the water can be stored hotter while a safe temperature is delivered to the units, and we add a recirculation loop when needed so hot water reaches the farthest points quickly. The size of the potable water connections is confirmed with the manufacturer’s sheet at the quote stage, since it guides the piping diameter.

Handling and mechanical room

The tank weighs 530 lb empty, plus the weight of the water. At 76 1/4 in high and 28 in in diameter, the delivery route, the free height and the floor capacity must be planned. The boiler connection is 2 in NPT male: we plan the circulator, isolation valves and air vents accordingly. The brass ball drain valve makes yearly maintenance easier.

Manufacturer’s warranty

Thermo 2000 offers a 10-year commercial warranty on the tank and copper coils and a 15-year residential warranty on these same components. Mechanical parts are warranted for 2 years. The category applicable to your building is confirmed in writing with the quote.

Installation of the Thermo 2000 DoubleMax 120-9 by AirGreen

AirGreen is a family business established in Montreal and active in heating, ventilation and air conditioning for more than fifteen years. Our RBQ licence 5645-9605-01 covers ventilation, refrigeration and electrical work. For a commercial indirect water heater, our work includes:

  • analysis of the hot water demand and of the electric boiler’s capacity;
  • assessment of the mechanical room, floor, drain and delivery route;
  • removal of the old water heaters or tanks;
  • connecting the exchanger to the boiler in 2 in, with circulator, isolation valves and air vents;
  • potable water connections, the thermostatic mixing valve and, if needed, the recirculation loop;
  • the relief valve, its discharge pipe and the expansion tank;
  • wiring the controls, commissioning and a yearly maintenance plan.

We work with owners, property managers and business owners in Montreal, Laval, Longueuil, Brossard, Saint-Laurent, Pointe-Claire, Terrebonne, Saint-Jérôme and the entire South Shore and North Shore. Free on-site estimate, written quote and financing available.
