A 119 US gallon indirect water heater to centralize hot water in an apartment building

In many buildings in the region, each apartment still has its own electric water heater, often hidden in a closet. When the building is heated by a central electric boiler, it becomes possible to produce all the hot water in one place. The Thermo 2000 TurboMax 120-9 indirect water heater is designed for this role: a 119 US gallon tank, a 58.9 sq. ft. copper coil system and a maximum domestic hot water flow of 27 gpm. AirGreen installs it in buildings in Montreal, Laval, Longueuil, on the South Shore and on the North Shore.

Centralize rather than multiply water heaters

A dozen individual water heaters means as many units to replace one day, as many leak risks inside the apartments and as many visits to tenants. Centralized production groups everything in the mechanical room: a single tank to maintain, accessible without disturbing anyone, and an electric boiler serving both heating and hot water. For the owner, management becomes simpler; for tenants, repairs no longer take place in their unit. Before proposing this change, we review with you the cost allocation and the requirements that apply to distribution between units.

Commercial-level exchange capacities

The TurboMax copper coil system heats water instantly, according to Thermo 2000, and its exchanger can transfer up to 1,165,000 BTU/h (341 kW) for water at 110 °F. These figures show the exchanger’s maximum capacity, not the guaranteed output of your installation. With an electric boiler, it is the boiler’s capacity, and therefore the building’s electrical service, that sets the real continuous output. With an electric boiler, the exchanger is rarely the limiting factor; the real question is how much electrical capacity the building can devote to hot water. We do this calculation with you based on the existing or planned boiler.

Flow and distribution in the building

The 27 gpm maximum domestic hot water flow can supply many units at the same time. Thermo 2000 specifies that these values must be reduced for high-temperature and continuous-flow applications. In a building, hot water travels several floors: we usually plan a recirculation loop so it reaches distant units quickly, and a thermostatic mixing valve at the tank outlet to deliver a safe temperature. The 2 in connections, on both the potable water and boiler sides, fit commercial-diameter distribution piping.

Production at 140 °F and 160 °F

The choice of production temperature directly affects the quantity of water available. According to the manufacturer’s table, the exchanger can transfer up to 820,000 BTU/h (240 kW) for water at 140 °F, with 1,038 US GPH in the first hour and 990 US GPH continuous, and up to 545,000 BTU/h (160 kW) for water at 160 °F, with 569 US GPH and 549 US GPH. The hotter the water produced, the lower the hourly output. In a residential building, we therefore choose the temperature according to real uses, and a mixing valve ensures a safe temperature for the units; in a mixed-use building with a business on the ground floor, hotter production meets more demanding uses.

Delivering and placing a 430 lb tank

The TurboMax 120-9 weighs 430 lb empty and is 76 3/4 in high and 28 in in diameter. In an existing building, the mechanical room is often in the basement, at the end of a narrow staircase. We plan the route, door widths, free height under the pipes and the floor capacity once the tank is filled. A nearby drain and service space around the fittings and drain valve are planned from the design stage.

Continuity of service

When all of a building’s hot water depends on a single tank, maintenance must be planned. Well-placed isolation valves allow work on the boiler, circulator or mixing valve while limiting the length of the outage. We recommend a yearly visit, announced to tenants in advance, which includes a test of the relief valve, a check of the controls and a partial draining through the tank drain valve.

Manufacturer’s warranty

Thermo 2000 offers a 10-year commercial warranty and a 15-year residential warranty, as well as a 2-year warranty on mechanical components. The category that applies to your building is confirmed in writing with the quote.

Installation of the Thermo 2000 TurboMax 120-9 by AirGreen

AirGreen is a family business established in Montreal and active in heating, ventilation and air conditioning for more than fifteen years. Our RBQ licence 5645-9605-01 covers ventilation, refrigeration and electrical work. For centralizing a building’s hot water, our work includes:

  • a survey of the units, appliances and electric boiler capacity;
  • assessment of the mechanical room, floor, drain and delivery route;
  • removal and disposal of the old individual water heaters, where applicable;
  • connecting the potable water in 2 in, with thermostatic mixing valve and recirculation loop;
  • connecting to the boiler in 2 in, with circulator, isolation valves and air vents;
  • the relief valve, its discharge pipe and the expansion tank;
  • wiring the controls, commissioning and a yearly maintenance plan.

We work with building owners and property managers in Montreal, Laval, Longueuil, Côte-des-Neiges, Notre-Dame-de-Grâce, Saint-Léonard, Brossard, Chomedey and across the South Shore and the North Shore. The on-site estimate is free, the quote is written and financing is available.
