An aging wall unit, installed high up, that required a real CVAC diagnosis
In a home located in Côte-des-Neiges–Notre-Dame-de-Grâce, Montreal, our AirGreen team was called for a CVAC service call on an old SANYO wall-mounted heat pump installed above an interior passage. The unit was positioned very high, in a narrow area between several rooms, a common configuration in apartments and condos in Montreal, especially in buildings where available wall space is limited.

Symptoms reported by the client
During our information gathering, the client described several typical signs of a wall-mounted heat pump that requires a technical inspection:
- air less fresh than before in cooling mode;
- lower airflow;
- more noticeable ventilation noise;
- prolonged operation without quickly reaching the requested temperature;
- slight musty smell at startup;
- uneven comfort sensation between the corridor and adjacent rooms.
These symptoms led us to a complete inspection of the indoor unit, as well as a check of the overall system behavior. A wall unit may seem to operate normally at first glance, while in reality it is heavily penalized by saturated filters, a clogged fan, or a partially blocked condensate drain.
Visual inspection: the first clues

Basic electrical check

Repairs and restoration completed

Clearing the condensate drain
The drain was cleared and tested. We confirmed that the water drains properly, without backflow or stagnation. This reduces the risk of odors, internal mold, and water leaks.
Functionality tests
Once the corrective maintenance was completed, we tested the unit in cooling mode. The temperature differential improved, the airflow was more consistent, and the operating noise was less pronounced. The client immediately noticed improved comfort in the corridor and adjacent rooms.
Why the unit seemed weak even though it was still working

Clean filters regularly
In a fully occupied home, filters should be cleaned several times per season. When a unit is installed high up, this task is often forgotten because access is less convenient.
Monitor odors at startup
A musty smell should never be ignored. It can indicate an accumulation of damp dust, a partially clogged drain, or the beginning of internal contamination.
Do not wait for a water leak
When a drain starts to slow down, it is best to intervene before water runs onto the wall, floor, or door frames. Damage caused by condensate can become more costly than the service call itself.
Evaluate the air distribution
A unit installed in a hallway can work, but it doesn’t always replace a multizone design. If some areas remain uncomfortable despite a clean and functional unit, it may be relevant to consider a more suitable solution, such as a MultiZone heat pump or a new, better-positioned wall-mounted heat pump.
When to repair and when to replace?
In this case in Côte-des-Neiges–Notre-Dame-de-Grâce, repair and restoration were justified because the unit still responded properly after cleaning and inspection. However, we also explained to the customer the signs that might indicate a replacement would become more advantageous:
- unavailable electronic parts;
- unstable compressor;
- recurring refrigerant leaks;
- persistent abnormal mechanical noise;
- high electrical consumption;
- insufficient performance despite a complete cleaning.
Our role is to offer an honest and technical recommendation. Repair when a repair makes sense. Replace when a replacement better protects the customer’s comfort, reliability, and budget.

At the end of the service, the SANYO wall-mounted heat pump was running more smoothly. Airflow was improved, noise reduced, and drainage confirmed. The customer received a clear explanation of the system’s condition and the steps to take to extend its lifespan.
