Technical intervention in an underground parking lot
At AirGreen , we are often called upon to intervene in unique situations—and this repair of a Fellini wall-mounted heat pump in Town of Mount Royal is a perfect example. The client, the owner of a modern condominium, contacted us after noticing that their HVAC system was no longer producing heat in heating mode , despite the normal operating noise of the outdoor unit installed in the building's underground garage .
Initial analysis and intervention constraints
Indoor parking facilities present specific challenges:
-
Restricted ventilation , which can affect the heat transfer of the condenser.
-
Excessive condensation in winter.
-
Accumulation of fine dust from concrete and vehicles.
Upon our arrival, our technician carried out a series of preliminary checks:
-
correct supply voltage (240 V);
-
no error on the electronic card;
-
operational outdoor fan;
-
absence of frost or physical blockage.
However, the blowing temperature measured inside did not exceed 16°C , indicating a lack of compressor power .
In-depth diagnosis: refrigerant leak and compressor overheating
We connected our digital pressure gauges to analyze the pressures. The result: abnormally low low pressure and unstable high pressure , typical of a partial leak of R410A refrigerant .
A closer inspection revealed a micro-leak at the service connection of the Fellini condenser, aggravated by the constant vibrations caused by the metal suspension of the ceiling support.
Steps of repair
Our team undertook a complete and certified intervention :
-
Draining and recovery of residual refrigerant in accordance with environmental standards.
-
Repair of the defective connection by brazing and reinforcement of the weld.
-
Cleaning the circuit with nitrogen gas to remove all traces of humidity.
-
Extended leak test at 300 psi for 45 minutes to validate the correction.
-
Complete system recharge with the refrigerant recommended by Fellini.
Each step was carried out with calibrated tools and cross-checks to ensure the sustainability of the intervention.
Results after repair
Once the system was restarted, the results were immediate:
-
Balanced and stable pressures ;
-
Indoor blowing temperature measured at 8.2°C in air conditioning mode (and 45°C in heating mode);
-
Quiet and smooth compressor operation ;
-
no excessive vibration on the suspended support.
The customer has thus regained optimal thermal comfort , and his Fellini heat pump now operates at full efficiency without loss of performance.
Maintenance tips for garage-installed systems
To extend the life of a similar installation, we recommend:
-
to have the anti-vibration mounts inspected at least once a year;
-
to clean the outdoor coil to prevent the accumulation of dust and concrete deposits;
-
to perform a preventive leak test before each heating season;
-
and check the ventilation of the room to ensure good heat exchange.
