A 27 US gallon electric water heater, sized for condos and small apartments

A single person or a couple does not need a large family tank. A unit that is too big keeps hot water in reserve for nothing and takes up valuable space in a condo or apartment. The Bradford White RE230S6-1NCPP electric water heater offers a reserve of 27 US gallons (22 imperial gallons, 102 L), well matched to these needs, with the proven construction of Bradford White residential tanks. AirGreen installs it in Montreal, Laval, Longueuil, on the South Shore and on the North Shore.

Who this size is designed for

The RE230S6-1NCPP suits a studio, a one- or two-bedroom condo, a plex apartment occupied by one or two people, or a cottage used regularly. In these situations, hot water use is moderate and spread throughout the day: a morning shower, the dishes, a few loads of laundry a week. A 102 L reserve covers these uses comfortably. For a family with children, or if two showers are often taken one after the other, we steer you toward a larger size instead.

How this tank heats water

The RE230S6-1NCPP heats water with immersion electric elements screwed into the tank. Cold water enters the bottom of the tank and hot water leaves from the top. When you draw hot water, the upper part is reheated first, then heating switches to the lower part. In the non-simultaneous configuration, the default one, the elements never heat at the same time. This proven operation explains the longevity of this type of unit and how simple it is to maintain.

A 53 W standby loss: what it means

A tank keeps its water hot at all times, even when nobody is using it. Standby loss measures the heat it gives off to the room during these periods. For the RE230S6-1NCPP, Bradford White publishes a standby loss of 53 W: the equivalent of a small light bulb left on continuously. A low standby loss means the elements restart less often to maintain the temperature, which is especially useful in a small home where hot water often sits unused during the working day.

Location and dimensions

In a condo or apartment, the water heater is usually in a utility closet or the laundry room. The RE230S6-1NCPP weighs 90 lb empty, which makes it easy to handle on an indoor staircase or in a service elevator. Its exact dimensions are confirmed before ordering, and we always measure the available space, the ceiling height and the clearance in front of the elements during the assessment. If height is very limited, we can offer you a low tank of similar capacity.

Power supply

The exact element wattage of the unit ordered is confirmed with the order and shown in your quote; it sets the size of the breaker and conductors. Bradford White offers this model in several voltages, but in a Quebec condo or apartment, the water heater is normally fed by a two-pole 240 V circuit. Simultaneous operation must be requested when ordering; the default non-simultaneous configuration suits the vast majority of small homes, since it limits the current drawn from the panel.

The right temperature setting

With a small tank, it is sometimes tempting to raise the temperature to stretch the reserve. This setting should stay cautious: water that is too hot increases the risk of scalding at the tap, while water that is too lukewarm in the tank is not recommended for hygiene reasons. At commissioning, we set the thermostat according to current recommendations and, if you want a hotter reserve, we can add a thermostatic mixing valve at the outlet.

Manufacturer's warranty

The RE230S6-1NCPP is covered by a 6-year limited warranty on the tank and 6 years on parts. The full terms come with your quote.

  • filling the tank before powering it up, then setting the temperature;
  • maintenance advice: annual partial flush, relief valve test, anode inspection.

Replace it before it fails

A water heater often gives warning signs before it gives out: rust-tinted hot water, crackling noises while heating, moisture or a whitish deposit at the base of the tank, water that cools faster than before. In a condo, waiting for a leak can cause damage in the unit below. If you notice any of these signs, send us a photo of your tank's nameplate: we will tell you frankly whether it is time to replace it.
