A 119 US gallon reserve for apartment buildings and commercial kitchens

In a building with several apartments, everyone showers between six and eight in the morning. In a restaurant, the dishwasher, the pot sinks and the closing clean-up all happen at the same time. In both cases, the challenge is not so much heating the water as having enough of it at the right moment. The Bradford White M3ST120R5 hot water storage tank keeps 119 US gallons (100 imperial gallons, or 450 L) of hot water in reserve for these peaks. The M3ST120R5 does not heat water itself. It works with one or more electric water heaters, or with an electric boiler, which produce hot water continuously while the tank holds it.

Produce continuously, store for the peak

There are two ways to supply a lot of hot water in a short time: install very high-wattage electric heating units, or combine more modest production with a large storage volume. The second approach is often more reasonable for the electrical service of an existing building. The water heaters fill the reserve throughout the day and night; at peak time, the 119 stored US gallons add to their production.

This strategy also brings flexibility. If a water heater has to be replaced or repaired, the reserve keeps supplying the building for a while, which leaves room to work without cutting hot water to the tenants.

Apartment buildings: absorbing the morning peak

In a building where hot water is produced in a shared mechanical room, consumption follows the tenants’ rhythm: a strong peak in the morning, another in the evening, very little at night. A storage tank lets the water heaters rebuild the reserve during off-peak hours and deliver the peak without a drop in temperature. We calculate the volume needed from the number of units, bathrooms and washing machines in the building.

Commercial kitchens and restaurants

In food service, demand is more abrupt. A commercial dishwasher, a pot sink filled all at once and floor washing can empty a water heater in minutes. The M3ST120R5 provides a reserve that holds through these intense periods. When some appliances need hotter water than the hand sinks, we plan a thermostatic mixing valve to deliver the right temperature for each use.

Connection to electric heating units

The tank is connected to the heating unit by a circulation loop. A pump, controlled by a thermostat on the tank, circulates water between the commercial electric water heater or electric boiler and the reserve. With several water heaters, we balance the piping so they work evenly. The chosen layout and the choice of pump and controls are set out in the written quote.

Construction designed to last

The inside is lined with Vitraglas with Microban. Two anode rods protect the steel over the full height of the tank, an asset in a tank where large volumes of water are renewed every day. 2 in of CFC-free foam covers the sides and top to keep the stored heat. The low-restriction brass drain valve makes it easier to flush out sediment, and its vandal-resistant design suits mechanical rooms accessed by several trades.

Working pressure, ASME and safety

The working pressure of the M3ST120R5 is 150 psi (1,034 kPa). We check the building’s supply pressure and, if needed, install a pressure-reducing valve. A relief valve suited to the tank volume and a thermal expansion tank are part of a code-compliant installation. Bradford White offers ASME construction as an option in this series for buildings where it is required; we confirm this point with you and, where applicable, with the insurer or the building manager.

Handling and location

The tank weighs 312 lb empty and much more once filled. At 28 in in diameter and 62 1/2 in high, the route to the mechanical room must be planned: door widths, stairs, freight elevator if any. It must sit on a level concrete floor, near a drain, with service space in front of the drain valve and fittings.
