Repair of a Midea ceiling system in Saint-Lambert

An AirGreen intervention to restore the comfort of a mezzanine staircase

At AirGreen , we were recently called to Saint-Lambert , on the South Shore of Montreal , for a repair on a Midea ceiling system installed in a stairwell of a modern duplex. The customer had noticed intermittent water flow coming from the lower panel of the unit as well as a noticeable drop in performance in air conditioning mode .

This type of installation—a Midea ceiling/floor unit built into the ceiling—offers excellent performance for open areas or areas with high ceilings. However, its restricted access can complicate maintenance, and in this case, a lack of seasonal maintenance had contributed to dust accumulation on the filters and condensate drain.


Diagnosis: A classic double problem

Upon our arrival, our technicians carried out a complete inspection of the drainage circuit and the blower module. Several anomalies were noted:

  • Condensate leak due to a slight obstruction in the drain pipe.

  • Saturated air filters , reducing airflow and causing excessive condensation on the evaporator.

  • Control card slightly oxidized , a consequence of accumulated humidity.

We immediately unplugged the system , removed the access panels, and meticulously cleaned the internal area using an HVAC-approved antibacterial product , ensuring a healthy, mold-free environment.


Ceiling system repair and refurbishment

The intervention took place in several precise stages:

  1. Complete cleaning of the condensate tray and restoration of drainage using a vacuum pump.

  2. Partial replacement of the drain pipe to prevent any recurrence.

  3. Cleaning and disinfection of filters with a non-corrosive biocide treatment.

  4. Electrical overhaul : inspection of connections and replacement of the main relay, slightly affected by corrosion.

  5. Complete test of air conditioning and heating modes , including verification of air flow and blowing temperature.

After these adjustments, the Midea unit regained its full cooling capacity . The ambient temperature of the mezzanine, which had previously stagnated at 26°C despite the “cool” mode, was brought down to 22°C in less than 20 minutes .


Results and preventive maintenance tips

The customer immediately noticed the disappearance of leaks and a more even airflow in the stairwell.

We recommended to him:

  • Annual preventative maintenance before summer, including cleaning the filters and checking the drain.

  • A refrigerant level check every two years.

  • The possible installation of a condensate overflow sensor , a simple but effective measure to prevent future incidents.
