As a property manager, can I apply for multiple units at the same time?

Everything property managers need to know to benefit from the LogisVert subsidy for multiple units at once

Quebec's energy transition is reaching a new milestone with Hydro-Québec's LogisVert program , offering generous subsidies for the installation of efficient heat pumps and other energy-saving measures. But what about property managers who want to carry out renovations on several units simultaneously ? At AirGreen, we have supported many multi-residential owners in their efforts, and here we explain how to optimize LogisVert subsidies for your multi-unit buildings in Montreal, Laval, Longueuil, North Shore and South Shore.

Eligible building types: what Hydro-Québec says

The LogisVert program is clear about the types of housing eligible for the subsidy. As a manager, you can submit an application for one or more housing units, provided each unit meets the following criteria :

  • This is a residential dwelling located in Quebec;

  • It is powered by an eligible electrical network (Hydro-Québec, off-grid, municipal or cooperative network);

  • It is completed , habitable year-round and suitable for residential use;

  • It is located in a building of the following type:

    • Detached, semi-detached or row house

    • Mobile home or four-season chalet

    • Condo

    • Multiplex

    • Residential building with 20 or more units (if each unit has its own electricity meter)

Important : Work carried out in common areas (corridors, boiler rooms, etc.) is not eligible for the LogisVert subsidy. However, it could be covered through Hydro-Québec's Efficient Solutions program .

Multiple units, multiple grants: how does it work?

A property manager may perfectly submit several requests for separate units , provided that each request is accompanied by:

  • Invoices in the name of the owner (you or your company);

  • Proof of ownership (municipal tax bill or deed of sale);

  • Photos and serial numbers of the heat pumps installed;

  • From a LogisVert participation profile created for each eligible unit or group of units.

Each rental unit with its own Hydro-Québec meter can be the subject of a separate application . For example, if you install a wall-mounted heat pump in six separate dwellings in the same building, you can obtain a subsidy per dwelling , provided that the technical criteria are met in each.

Technical details: which heat pump to choose?

At AirGreen, we recommend and install models eligible for the LogisVert program , such as:

  • FUJITSU KZAH R-32 : high-efficiency wall-mounted heat pump, often eligible for amounts greater than $2,000 depending on the power;

  • GOODMAN R-32 Air Handler : efficient central solution for multiplex buildings;

  • Bosch BIVA IDS Premium R-454b : high-end, high-efficiency central heat pump, perfect for large homes.

We ensure that all our installations meet the minimum efficiency requirements set by Hydro-Québec and that each product appears on the official list of eligible heat pumps .

Main grant + enhanced funding: the winning duo

Hydro-Québec also allows managers to obtain an additional 5% subsidy through enhanced financing , provided that two or more eligible measures are combined in the same application.

For example :

  • Installation of a high-efficiency heat pump

    • Complete caulking work of the unit

This type of project entitles you to a combined grant + 5% bonus , which can represent several hundred additional dollars per dwelling .

Steps to File Multiple Applications Efficiently

Here's how to structure your multi-facility project:

  1. Technical planning with AirGreen: we evaluate each home to recommend a suitable and eligible heat pump.

  2. Preparation of documents per accommodation:

    • Detailed invoices

    • Photos of the outdoor unit (nameplate with serial number)

    • Proof of ownership

  3. Creation of a LogisVert profile to submit requests individually or in batches.

  4. Submission of applications online within a maximum of 9 months after the installation of the first measure.

  5. Administrative follow-up : AirGreen supports you in responding to any potential Hydro-Québec verifications (photo, inspection, etc.)

Customer testimonial: successful project in Laval

We recently assisted the manager of a 12-unit building in Laval , who was looking to modernize his property portfolio. After a comprehensive assessment , we installed 12 Gree Extreme 18,000 BTU wall-mounted heat pumps , all eligible for the LogisVert grant. Thanks to our support:

  • The client received over $20,000 in grants;

  • The request was centralized, although each unit had its own invoice and proof;

  • The comfort of tenants has been significantly improved;

  • The building has increased in value and its energy efficiency has been optimized.

AirGreen Tips for Property Managers

  • Don't delay : the 9-month deadline is firm. Consolidate the installations into a tight schedule.

  • Check every BTU : Some units offer higher subsidies if they are high efficiency .

  • Use a contractor certified by RBQ and recognized by Hydro-Québec — a mandatory condition for eligibility.

  • Request your Relevé 27 (RL-27) : mandatory for declaring subsidies as rental income.
