Quick facts
A 36 kW electric boiler you control from your building management system
The VoltMax 36 on 240 V three phase
Thermo 2000’s VoltMax is a hot water electric boiler for commercial and institutional buildings. On 240 V three phase, the 36 kW model produces 122,832 BTU/h and draws 86.6 A. It belongs to configuration A, the 22.5 to 90 kW sizes, in a series that goes up to 180 kW.
It is chosen for commercial or industrial buildings supplied at 240 V three phase that heat with water. It can feed the hot water coils of ventilation units, known as hydro-air, as well as radiators or radiant floors.
A controller open to the building
In a building run by a central system, the boiler cannot work in isolation. The VoltMax’s Schneider Electric controller communicates over BACnet IP or MS-TP. It also accepts an external 0-10 Vdc signal that can set the temperature setpoint or the output: the management system decides, the boiler carries it out.
Without a central system, the controller works on its own. The included outdoor sensor sets the water temperature to the weather, schedules match heating to occupancy hours, and the Ethernet port provides a web page and email alarms. Alarm codes also show on the 3 in backlit screen, in French or English.
Output is modulated from 0 to 100% by SCR solid-state relays, in addition to relay stages that the controller rotates. According to Thermo 2000, this modulation limits the building’s peak power demand.
What installation by AirGreen covers
The on-site estimate is free in Montreal, Laval, Longueuil, on the North Shore and on the South Shore. We survey the 240 V three-phase service, the hot water loop, the units to be served and, if there is one, the building management system. The written quote specifies the circulator and expansion tank selected, which are not on Thermo 2000’s list of supplied parts.
We install the boiler with the required clearances, including 24 in in front and 32 in above, connect it to the loop through its 1 1/2 in NPT side connections, mount the outdoor sensor and make the electrical connection. We then program the controller and coordinate the BACnet points or the 0-10 Vdc signal with your controls integrator.
AirGreen is a Montreal family business, active for more than fifteen years and holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

A boiler that integrates with the building management system
The VoltMax 36 heats the hot water loop of a commercial building. Its controller takes setpoint and output from an external management system, or runs on its own with its outdoor sensor and schedules.
- Commercial and industrial buildings on 240 V three phase
- Hot water coils in ventilation units (hydro-air)
- Buildings already equipped with a BACnet management system
- Spaces used on a schedule: offices, stores, halls
Specifications

What to know before installing
- 240 V three-phase, 60 Hz supply on a dedicated circuit, for a current of 86.6 A. The electrician sizes the protection and conductors from that value.
- Integration with the building management system (BACnet points, schedules, 0-10 Vdc signal) is coordinated with your controls integrator.
- The circulator and expansion tank are not on Thermo 2000’s list of supplied parts; we choose them for the loop.
- Clearances: 24 in in front, 32 in above, 3 in on the sides and at the back, none at the floor.
- Low water cut-off available as an option on this size; it is standard above 60 kW.
- Weight of 310 lb (141 kg), not counting the water in the unit.
- Schneider Electric controller with backlit display
- Outdoor temperature sensor
- Control ON/OFF switch
- Control and power fuses and breakers
- SCR relays
- 2 limit controls, one automatic, one manual
- Factory-installed relief valve
- Drain valve

Frequently asked questions
Can the VoltMax take its commands from the building management system?
Yes. Its Schneider Electric controller communicates over BACnet IP or MS-TP. It also accepts an external 0-10 Vdc signal for the temperature setpoint and the output.
Does the controller handle schedules?
Yes. Thermo 2000 provides schedules in the controller, in addition to outdoor reset with the included sensor. The boiler can therefore run on its own if the building has no central system.
Can it feed ventilation coils?
Yes. Its hot water can serve the coils of ventilation units (hydro-air) as well as radiators or radiant floors. The setpoint ranges from 50 °F to 200 °F.
What clearances are needed?
Thermo 2000 requires 24 in in front, 32 in above and 3 in on the sides and at the back, with no clearance at the floor. The boiler weighs 310 lb (141 kg).
What warranty does Thermo 2000 offer?
10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components, parts and accessories.
