A replacement boiler for commercial and institutional buildings
In many office buildings, community halls and institutional spaces, hot water heating relies on an electric boiler installed long ago. When it reaches the end of its life, Thermo 2000’s BTH ULTRA 13 offers a simple replacement: a 13 kW wall-mounted boiler, or 44,356 BTU/h, that connects to the building’s 600 V three-phase supply.
It belongs to the commercial BTH ULTRA line, offered at 480 V and 600 V three phase. Thermo 2000 designs it for commercial and institutional applications, in new construction as well as replacement, to supply radiant floors, radiators or hot water baseboards. It can also back up a heat pump or a geothermal system.
What to know before replacing
The first check is the voltage. This version is designed for 600 V three phase, with 347 V elements. It draws 12.5 A, and Thermo 2000 lists a 20 A breaker and copper wire gauge 12 or aluminum gauge 10. If your building is supplied at 480 V, the line includes a version for that voltage.
The second check is the piping. The boiler connects with 1 1/4 in female NPT fittings, and the two supplied reducers help adapt it to the existing loop. Wall-mounted, it weighs 75 lb and holds 3 US gallons of water. Its three elements run on a single stage.
Modern controls for an older system
Replacement is a chance to modernize the controls. The T2 UltraSmart controller sets the water temperature from the supplied outdoor sensor, on one of three curves (MIN, STD, MAX), and rests the boiler in warm weather. Presets by distribution system, the backlit display, Boost mode, pump purge and the 24 V supply for the thermostat make day-to-day management simpler. Two high limits, automatic at 208 °F and manual at 227 °F, protect the unit.
