Quick facts
A 22.5 kW boiler your building manager can monitor remotely
Which buildings it is for
Thermo 2000’s VoltMax SCR 23-208-3 PH is meant for commercial, institutional and multi-unit buildings supplied at 208 V three phase. It delivers 22.5 kW, or 76,770 BTU/h according to the manufacturer, to a loop of radiators, hot-water baseboards or radiant floor. Everything is electric: no GHG emissions on site, quiet and clean operation, and replaceable Incoloy immersion elements.
Think of an apartment building in Montreal heated by a central loop, offices in Longueuil or an institutional building in Laval already connected to a building automation system.
Connected to the building: BACnet, Ethernet and 0-10 Vdc
The Schneider Electric controller, with its 3 in backlit display, is this model’s strong point for a building manager. It communicates with the building management system over BACnet IP or MS-TP. It accepts an external 0-10 Vdc signal to set the temperature setpoint and the output. Its Ethernet port gives access to a web page and sends alarms by email: you know a boiler is in fault before the tenants call.
The same controller handles the 0 to 100% SCR modulation, rotation of the relay stages, outdoor reset with the included sensor and schedules. It also provides a 2nd setpoint for an indirect water heater and a pump contact with or without domestic hot water priority.
208 V three phase: what we check
On three phase, the boiler draws 62.6 A at full output. We size the protection and conductors from the nameplate, and we confirm the building’s electrical service has the required capacity. As for space, the vertical design needs little room: 3 in at the sides and rear, 24 in at the front and 32 in above, according to Thermo 2000. The unit weighs 310 lb (141 kg) and holds 11 US gal of water.
AirGreen’s installation
After a free on-site estimate, you receive a written quote. It includes the circulator and expansion tank, which are not on the list of supplied parts, and the low-water cut-off, optional at this size. Our technicians connect the boiler to the loop through its 1 1/2 in male NPT connections, pipe the discharge of the factory-installed relief valve and mount the outdoor sensor. The electrical connection is made under AirGreen’s RBQ licence 5645-9605-01 (ventilation, refrigeration and electrical). At start-up, we set the setpoint, between 50 °F and 200 °F, and prepare the link with your management system.
AirGreen is a family business established in Montreal for more than fifteen years, working on the South Shore and the North Shore. Thermo 2000 warrants the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

Frequently asked questions
How does the boiler connect to our building management system?
The Schneider Electric controller communicates over BACnet IP or MS-TP. It also accepts an external 0-10 Vdc signal that sets the temperature setpoint and the output.
Can alarms be received remotely?
Yes. The Ethernet port gives access to a web page and email alarms. On site, the backlit display shows alarm codes, in French or English.
Can it also heat an indirect water heater?
The controller provides a 2nd setpoint for an indirect water heater and a pump contact with or without domestic hot water priority. We design the connection for your building.
How does it differ from the 22.5 kW single-phase version?
The output is the same. The three-phase version spreads the load over the building’s three phases and draws 62.6 A at full output.
What warranty does Thermo 2000 offer?
10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components, parts and accessories.
