Quick facts
A 184,248 BTU/h three-phase electric boiler for hot-water heating in a commercial building
The 208 V three-phase VoltMax 54 at a glance
Thermo 2000 designs the VoltMax SCR series for commercial, institutional and multi-unit buildings. This 54 kW model runs on 208 V three phase and produces 184,248 BTU/h, according to the manufacturer. It heats the water in a hydronic loop that serves radiators, radiant floors or the coils of a hydro-air system.
It is a good match for the mixed-use buildings often found on the commercial streets of Montreal and Laval: a shop on the ground floor, offices or apartments above, a single boiler room for the whole building. When the supply is 208 V three phase, the load is spread over the three phases; Thermo 2000 publishes a current of 150.2 A for this model.
Replacing an old electric boiler
When we replace an existing boiler, we start from its nameplate and from the building’s actual heating load. The output published in BTU/h makes that comparison easier. If the VoltMax 54 is the right fit, it takes the old unit’s place; if not, we suggest a neighbouring 208 V three-phase size in the series, such as the 45 kW or the 56 kW VoltMax.
The unit is vertical and compact. Thermo 2000 requires only 3 in of clearance on the sides and back, 24 in at the front and 32 in above, and the boiler can sit on the floor. It weighs 310 lb (141 kg) and holds 11 US gal of water. Four 1 1/2 in male NPT side connections tie it into the loop, and the relief valve is factory-installed.
Heating that follows building occupancy
A commercial space does not have the same needs at night as at opening time. The Schneider Electric controller handles schedules, adjusts water temperature using the included outdoor sensor and accepts a 0-10 Vdc signal for setpoint or output. The solid-state relay (SCR) then varies output from 0 to 100%, which, according to Thermo 2000, limits peak power demand. The setpoint ranges from 50 °F to 200 °F (10 °C to 93 °C).
If the building has a management system, the controller communicates with it over BACnet IP or MS-TP. If not, its Ethernet port gives access to a web page and sends alarms by email.
What AirGreen does
We begin with a free on-site estimate, followed by a written quote. It includes the circulator and expansion tank, which are not among the supplied parts, and the low water cut-off if your installation calls for one (it is optional on this size). Our technicians install the boiler, connect it to the loop and the electrical supply, mount the outdoor sensor, fill and purge the system, then program the schedules with you.
AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.
Ask for your quote
We install the VoltMax SCR in Montreal, Laval, Longueuil, on the North Shore and on the South Shore. The on-site estimate is free, the quote is in writing, and financing is available.
Hydronic heating for a commercial building on 208 V three phase
The three-phase VoltMax 54 heats the water loop of a commercial or mixed-use building: radiators, radiant floors, hydro-air coils. Its controller sets water temperature by the weather and follows schedules matched to occupancy hours.
- Mixed-use buildings, with shops on the ground floor and offices or apartments above
- Offices and commercial spaces heated with hot water
- Replacing an electric boiler whose output is known in BTU/h
- Buildings connected to a BACnet management system

Frequently asked questions
What is the VoltMax 54’s output in BTU/h?
Thermo 2000 publishes 184,248 BTU/h for this 54 kW model. That is the value we compare with the nameplate of the existing boiler and with the building’s heating load.
Why choose the three-phase version?
If the building has a 208 V three-phase supply, the load is spread over the three phases. Thermo 2000 lists 150.2 A for this model, a lower current than a single-phase version of the same output.
Can heating be matched to opening hours?
Yes. The controller handles schedules, and the setpoint or output can also follow a 0-10 Vdc external signal or a building management system over BACnet IP or MS-TP.
What comes with the boiler?
The controller, outdoor sensor, control switch, control and power fuses and breakers, SCR relay, two limit controls, the factory-installed relief valve and the drain valve. The circulator and expansion tank are added.
How much room is needed?
Thermo 2000 requires 3 in on the sides and back, 24 in at the front and 32 in above. The unit weighs 310 lb (141 kg) and can sit directly on the floor.
