Quick facts
Replace a commercial boiler with 27 kW of modulated output, on 208 V three phase
A replacement that respects what is already there
When the electric boiler of a commercial building reaches the end of its life, nobody wants to redo everything. The radiator loop works, so do the building controls; what is needed is a reliable unit at the centre. Thermo 2000’s VoltMax SCR 27-208-3 PH suits this case well. Designed for commercial, institutional and multi-unit buildings supplied at 208 V three phase, it delivers 27 kW, or 92,124 BTU/h according to the manufacturer.
It connects to the loop through four 1 1/2 in male NPT side connections, and its controller accepts an external 0-10 Vdc signal for setpoint and output. Existing controls can therefore keep running the heating. If the building has a management system, the VoltMax also communicates over BACnet IP or MS-TP.
Closely controlled output
The VoltMax combines relay stages with a solid-state relay (SCR) that modulates output from 0 to 100%. The controller alternates the stages, and according to Thermo 2000, the modulation limits peak power demand. The Incoloy immersion elements can be replaced during maintenance. The setpoint ranges from 50 °F to 200 °F, with outdoor reset from the included sensor and programmable schedules.
On 208 V three phase, the boiler draws 75.1 A at full output. We size the protection and conductors from the nameplate, taking into account what fed the old unit.
The job with AirGreen
A replacement starts with a free on-site estimate. In a Montreal building, a Longueuil store or a North Shore workshop, we look at the loop, the circulator and expansion tank in place, access to the mechanical room and the electrical supply. The unit weighs 310 lb (141 kg): delivery and handling have to be planned. The circulator and expansion tank are not among the supplied parts; if they need replacing, the written quote says so, as it does for the low-water cut-off, optional at this size.
On installation day, our technicians drain and disconnect the old boiler, set the VoltMax in place while respecting Thermo 2000’s clearances (3 in at the sides and rear, 24 in at the front, 32 in above), connect it to the loop and pipe the discharge of the factory-installed relief valve. The electrical connection is made under AirGreen’s RBQ licence 5645-9605-01 (ventilation, refrigeration and electrical). We then connect the existing control signal and set the setpoint.
AirGreen is a family business established in Montreal for more than fifteen years, also present in Laval and on the South Shore. Thermo 2000 warrants the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

Replacing a commercial boiler without changing how the building is controlled
The VoltMax SCR heats a loop of radiators, baseboards or radiant floor. Its controller accepts an external 0-10 Vdc signal and communicates over BACnet: it fits into the control system already in place.
- Replacing a commercial electric boiler at the end of its life
- Building whose existing controls send a 0-10 Vdc signal
- Multi-unit building heated by hot-water radiators
- Retail space or workshop heated by a radiant floor

Frequently asked questions
Can we keep our current control system?
Often, yes. The VoltMax accepts an external 0-10 Vdc signal for setpoint and output, and communicates over BACnet IP or MS-TP. We check your controls’ compatibility during the estimate.
Does the boiler connect to our existing loop?
It has four 1 1/2 in male NPT side connections. During the visit, we check the loop and the circulator and expansion tank in place, which are not supplied with the boiler.
What is stage rotation for?
The controller alternates the start-up order of the relay stages, which shares the work between them. SCR modulation also adjusts the output from 0 to 100%.
What electrical supply is needed?
208 V three phase, 60 Hz, for 75.1 A at full output. We size the protection and conductors from the nameplate.
What warranty does Thermo 2000 offer?
10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components, parts and accessories.
