The VoltMax 45 on 208 V three phase
Thermo 2000 designs the VoltMax for commercial, institutional and multi-unit buildings heated with water. The 45 kW model, on 208 V three phase, produces 153,540 BTU/h and draws 125.1 A. It belongs to the series’ configuration A, from 22.5 to 90 kW.
It suits rental buildings and condominiums in Montreal, Laval or Longueuil whose units are heated by a central loop: radiators, hot water baseboards, radiant floors in lobbies and common areas. A second setpoint also makes it possible to feed an indirect water heater.
Occupant comfort, season after season
In an apartment building, the boiler works for occupants who never see it. The included outdoor sensor lets the Schneider Electric controller adjust the water temperature to the weather, within a 50 °F to 200 °F setpoint range: lukewarm water in the fall, hotter in the depth of winter. Schedules can also adjust heating in common areas.
Output follows the demand. SCR solid-state relays vary it from 0 to 100%, in addition to relay stages that the controller rotates, and Thermo 2000 points out that this modulation limits peak power demand. The manufacturer describes its boiler as quiet, clean and low maintenance, which matters when the mechanical room is next to an apartment.
For the property manager or condo board, the controller’s Ethernet port provides a web page and email alarms, and the 3 in backlit screen shows alarm codes in French or English.

The on-site estimate is free in Montreal, Laval, Longueuil, on the North Shore and on the South Shore. We assess the building’s heating load, the 208 V three-phase service and the condition of the central loop. The written quote, which the board or owner uses to decide, includes the circulator and expansion tank, which are not among the parts supplied by Thermo 2000.
Our technicians install the boiler with the required clearances (24 in in front, 32 in above, 3 in on the sides and at the back), connect it through its 1 1/2 in NPT connections, pipe the relief valve discharge and mount the outdoor sensor in a representative spot. They make the electrical connection, fill and purge the loop, then program the controller and the property manager’s email addresses.

Is a 45 kW VoltMax enough for our building?
It depends on the building’s heat loss, not only on the number of units. We assess the load during the free estimate and propose the right size: the 208 V three-phase VoltMax comes in several outputs.
Will occupants hear the boiler?
Thermo 2000 describes the VoltMax as quiet: its output goes through SCR solid-state relays. We also choose the circulator with this in mind.
How does heating adapt to the seasons?
With the included outdoor sensor, the controller adjusts the water temperature to the weather. Schedules can also adjust heating in common areas.
Who is alerted when an alarm occurs?
The controller sends its alarms by email to the programmed addresses, such as the property manager’s. On site, the 3 in backlit screen shows the alarm code in French or English.
