Quick facts
The VoltMax 41 on 208 V three phase: 40.5 kW you follow from your office
A commercial boiler for buildings managed remotely
A property manager cannot visit every mechanical room every day. Thermo 2000’s VoltMax, a commercial and institutional hot water electric boiler, takes this into account: its Schneider Electric controller has an Ethernet port that gives access to a web page and sends alarms by email.
This model carries the designation VoltMax 41. On 208 V three phase, Thermo 2000 publishes an output of 40.5 kW, or 138,186 BTU/h, for a current of 112.6 A. It is part of the series’ configuration A, which covers the 22.5 to 90 kW sizes. It suits apartment buildings, offices and stores supplied at 208 V three phase that heat with radiators, radiant floors or hot water coils.
What the controller tells you, and what it does on its own
Remotely, the web page and emails keep you informed of the boiler’s status and alarms. On site, the 3 in backlit LCD shows alarm codes in French or English, in °C or °F. If your buildings are connected to a management system, the controller communicates over BACnet IP or MS-TP and accepts a 0-10 Vdc signal for setpoint and output.
The rest of the time, it works on its own. The included outdoor sensor lets it adjust the water temperature to the weather, within a 50 °F to 200 °F setpoint range. SCR solid-state relays vary the output from 0 to 100%, and the relay stages rotate to share the work among the elements. Thermo 2000 points out that this modulation limits peak power demand.
A second setpoint also makes it possible to feed an indirect water heater, with or without domestic hot water priority.
What installation by AirGreen covers
We start with a free on-site estimate in Montreal, Laval, Longueuil, on the North Shore or on the South Shore. We survey the 208 V three-phase service, the hot water loop and access to the building’s computer network for the Ethernet port. The written quote includes the circulator and expansion tank, which are not among the parts supplied by Thermo 2000.
During the work, we install the boiler with 24 in of clearance in front and 32 in above, connect it through its 1 1/2 in NPT connections, mount the outdoor sensor and make the electrical connection. After filling and purging, we program the controller, enter the email addresses that will receive the alarms and check access to the web page with you.
AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

A boiler the property manager can follow without travelling
The VoltMax 41 heats the hot water loop of a building supplied at 208 V three phase. Its controller publishes its status on a web page and sends its alarms by email, which suits buildings managed remotely.
- Apartment and office buildings run by a property management firm
- Commercial buildings on 208 V three phase
- Building portfolios connected to a BACnet management system
- Radiator, radiant floor or hot water coil loops
Specifications
From the manufacturer’s documentation. A value the manufacturer does not publish is not listed.
What to know before installing
- 208 V three-phase, 60 Hz supply, for a current of 112.6 A; the electrician sizes the protection and conductors from that value.
- Thermo 2000 designates this model VoltMax 41; its published output on 208 V three phase is 40.5 kW.
- Email alarms and the web page require connecting the controller’s Ethernet port to the building’s computer network.
- The circulator and expansion tank are not on the manufacturer’s list of supplied parts.
- Clearances: 24 in in front, 32 in above, 3 in on the sides and at the back, none at the floor.
- Low water cut-off optional on this size; it is standard above 60 kW.
- Schneider Electric controller with backlit display
- Outdoor temperature sensor
- Control ON/OFF switch
- Control and power fuses and breakers
- SCR relays
- 2 limit controls, one automatic, one manual

Frequently asked questions
Why “VoltMax 41” if the output is 40.5 kW?
41 is Thermo 2000’s model designation. On 208 V three phase, the output the manufacturer publishes is 40.5 kW, or 138,186 BTU/h.
How are alarms received?
The controller’s Ethernet port gives access to a web page and sends alarms by email. On site, the 3 in backlit screen shows alarm codes in French or English.
Can the setpoint be changed remotely?
Through the building management system: the controller communicates over BACnet IP or MS-TP and accepts an external 0-10 Vdc signal for setpoint and output.
What water temperature can it produce?
The setpoint ranges from 50 °F to 200 °F (10 °C to 93 °C). With the included outdoor sensor, the controller adjusts the water temperature to the weather.
What warranty does Thermo 2000 offer?
10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components, parts and accessories.
