Quick facts
A 36 kW commercial boiler for buildings supplied at 208 V single phase
When the building has no three phase
In several Montreal neighbourhoods, mixed-use buildings, with a store on the ground floor and apartments above, are supplied at 208 V without three phase. Thermo 2000’s VoltMax 36 comes in a single-phase version for these buildings. It delivers 36 kW and draws 173.4 A, with the same SCR modulation as the series’ three-phase models.
It is a commercial and institutional hot water electric boiler from configuration A (22.5 to 90 kW). It heats the water of a closed loop that feeds radiators, radiant floors or ventilation coils, and can also serve an indirect water heater.
Electricity first
At 173.4 A, the electrical service decides the project. Before proposing this boiler, we check the capacity of the service and panel, the room for conductors and the dedicated circuit. If the building has three phase, a three-phase VoltMax version can also be considered; we compare the options with you.
Once connected, the boiler does not draw all its power at once. SCR solid-state relays vary it from 0 to 100%, and Thermo 2000 points out that this modulation limits peak power demand. The controller rotates the stages, sharing the work among the 8 Incoloy immersion elements. These elements, each rated at 6 kW, are replaceable.
A controller that warns you
The Schneider Electric controller shows its alarm codes on a 3 in backlit LCD, in French or English. Its Ethernet port gives access to a web page and sends alarms by email: a property manager who does not live on site is alerted without waiting for a tenant’s call. The included outdoor sensor adjusts the water temperature to the weather, within a 50 °F to 200 °F setpoint range. For a building run by a central system, the controller communicates over BACnet IP or MS-TP and accepts a 0-10 Vdc signal.
Installation by AirGreen
We work in Montreal, Laval, Longueuil, on the North Shore and on the South Shore. The on-site estimate is free and the quote is in writing. It includes the circulator and expansion tank chosen for your loop, since they are not among the parts supplied by Thermo 2000.
We position the boiler with 24 in in front for service and 32 in above, connect it through its 1 1/2 in NPT connections, mount the outdoor sensor and make the electrical connection. We then fill the loop, purge it and program the controller with you. AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

36 kW of hot water heat when the building only has single phase
Many Montreal buildings are supplied at 208 V without three phase. This VoltMax version lets them install a commercial boiler with SCR modulation, provided the electrical service can handle its 173.4 A.
- Mixed-use buildings: a store on the ground floor, apartments above
- Offices and commercial units on 208 V single phase
- Radiator or radiant floor loops to replace or extend
- Buildings monitored remotely by a property manager
Specifications
From the manufacturer’s documentation. A value the manufacturer does not publish is not listed.
What to know before installing
- 208 V single-phase, 60 Hz power supply. At 173.4 A, the boiler needs an electrical service with the capacity for it: we check it before any quote.
- The 8 elements carry a 6 kW rating each; the output Thermo 2000 publishes for this model at 208 V is 36 kW.
- The circulator and expansion tank are not on the manufacturer’s list of supplied parts: they are chosen for your loop.
- Leave 24 in in front of the unit for service and 32 in above; 3 in is enough on the sides and at the back, no clearance underneath.
- Low water cut-off optional on this size (standard above 60 kW).
- Schneider Electric controller with backlit display
- Outdoor temperature sensor
- Control ON/OFF switch
- Control and power fuses and breakers
- SCR relays
- 2 limit controls, one automatic, one manual
- Factory-installed relief valve
- Drain valve

Frequently asked questions
Our building has no three phase: does the VoltMax work?
Yes, this version is designed for 208 V single phase. It draws 173.4 A: we first check that the electrical service and panel can take it.
How is the boiler monitored remotely?
The Schneider Electric controller has an Ethernet port: a web page shows its status and alarms go out by email. It also communicates over BACnet IP or MS-TP with a building management system.
Can it also heat domestic water?
With an indirect water heater. The controller offers a second setpoint for that heater and a pump contact, with or without domestic hot water priority.
Can the elements be replaced?
Yes. Thermo 2000 uses replaceable Incoloy immersion elements. The manufacturer covers electrical and mechanical components for 2 years and the tank for 10 years (closed-loop heating).
What does your quote include?
The boiler, the circulator and expansion tank chosen for your loop, the hydronic and electrical connections, the outdoor sensor and commissioning with controller programming.
