Quick facts
A compact, quiet 12 kW electric boiler for hot water loops with a modest load
What the BTH ULTRA 12 is and who it suits
The BTH ULTRA 12 is the smallest boiler in Thermo 2000’s residential 240 V BTH ULTRA line. It mounts on the wall, weighs 63 lb and holds 2 US gallons of water. Four 3 kW elements, controlled over four stages, give it 12 kW, or 40,944 BTU/h.
This size is aimed at projects where the heating demand stays moderate: a condo heated by radiant floors, a finished basement with a heated slab, an addition, a small home with hot water baseboards. Thermo 2000 describes it as compact, lightweight, robust and quiet, which matters when the mechanical room sits next to a bedroom or an office. It suits new construction as well as the replacement of an existing wall-mounted boiler.
How it fits a Quebec home
In Quebec, fall and spring alternate between cold days and mild afternoons. The T2 UltraSmart controller takes this into account: with the supplied outdoor sensor, it sets the water temperature on one of three curves (MIN, STD, MAX) and modulates output based on demand. Warm weather shutdown rests the boiler when heat is not needed, and Boost mode remains available when required. A backlit display and presets by distribution system make commissioning simpler.
On the electrical side, the BTH ULTRA 12 draws 50 A at 240 V and requires a 70 A breaker, with copper wire gauge 6 or aluminum gauge 4. It is the lowest demand among the series’ residential models, an advantage when the panel has little free space. Thermo 2000 states that at 208 V, output is multiplied by 0.75.
The boiler can also back up a heat pump, a geothermal system or solar collectors, with no on-site GHG emissions.
What AirGreen’s installation covers
It all starts with a free on-site estimate. We look at the existing hot water loop or the radiant floor project, the wall space and your electrical panel’s capacity. You then receive a written quote that sets out the selected size and the planned work.
On installation day, our technicians mount the boiler on the wall, connect it to the piping through its 1 in connections (two reducers are supplied), then to the electrical circuit. They fill and purge the loop, choose the temperature curve that suits your floor or baseboards, and check that each stage operates. We also explain Thermo 2000’s warranty: 15 years on the tank and 2 years on electrical and mechanical components.
AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work.

Frequently asked questions
Is a 12 kW boiler enough for my project?
It suits hot water loops with a modest load: radiant floors in a condo or basement, a small home with baseboards or radiators. We confirm the size during the free estimate, based on the building’s heating needs.
What electrical protection does it need?
A 240 V single-phase circuit with a 70 A breaker; Thermo 2000 suggests copper wire gauge 6 or aluminum gauge 4. The unit draws 50 A.
What is the outdoor sensor for?
It lets the T2 UltraSmart controller adjust the water temperature to the outdoor temperature, on one of three curves (MIN, STD, MAX). In mild weather, the boiler can shut itself down.
Can it back up a heat pump?
Yes. Thermo 2000 presents the BTH ULTRA as backup for a heat pump, a geothermal system or a solar system.
What warranty does Thermo 2000 offer?
15 years on the tank and 2 years on electrical and mechanical components.
