Quick facts
Replacing a building’s central boiler with a 120 kW, 600 V VoltMax SCR
For buildings heated by a central boiler
In a condominium in Longueuil, a housing co-op in Montreal or a multi-storey rental building, a single electric boiler often heats every unit. When it reaches the end of its life, the condo board or the manager has to replace it while keeping the heating shutdown as short as possible. Thermo 2000’s VoltMax SCR 120, on 600 V three-phase (manufacturer designation: VOLTMAX SCR 120-600-3 PH), is a serious candidate for this kind of replacement.
It delivers 120 kW, or 409,440 BTU/h, and heats a closed loop that serves radiators, hot-water baseboards, a radiant floor or an indirect water heater. It belongs to the series’ configuration B: 30 US gal of water, 2 1/2 in male NPT connections, 550 lb and a maximum working pressure of 125 psi (862 kPa) as standard.
What the new boiler changes day to day
For the maintenance staff, the most visible change is the Schneider Electric controller: a 3 in backlit LCD, alarm codes, a French or English display, in °C or °F. It adjusts water temperature from the included outdoor sensor, over a range of 50 °F to 200 °F, and follows schedules if needed.
On the electrical side, output is modulated from 0 to 100% through solid-state relays (SCR), on top of the relay stages. Thermo 2000 points out that this modulation limits peak power, and the boiler draws 115.5 A on 600 V three-phase. Its Ethernet port gives access to a web page and email alarms; it also communicates over BACnet IP or MS-TP.
How we carry out the replacement
Everything starts with a free on-site estimate. We note the 600 V service, the condition of the loop and emitters, and the route to take the old boiler out and bring the new one in. The written quote specifies the parts to add, including the circulator and expansion tank, which Thermo 2000 does not supply.
We then schedule the work with the condo board or the manager, preferably outside the heating season. On the day, our crews remove the old unit, set the VoltMax SCR 120 in place with its clearances (24 in in front, 32 in above, 3 in on the sides and back), connect the loop and the 600 V supply, mount the outdoor sensor, then fill and purge the circuit. Before leaving, we walk your maintenance lead through the basic settings.
Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years. AirGreen is a family business established in Montreal for more than fifteen years; we hold RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work.

Replacing a building’s central boiler on 600 V
Condominiums, housing co-ops and multi-storey rental buildings often heat every unit from one central boiler. The VoltMax SCR 120 takes on that role on 600 V three-phase, with 120 kW and a controller the maintenance staff can read in French or English.
- Condominiums and housing co-ops heated by a central boiler
- Multi-storey rental buildings on 600 V three-phase
- Replacing a central electric boiler at the end of its life
- Radiator, hot-water baseboard or radiant floor loops

Frequently asked questions
How do you limit the heating shutdown during the replacement?
By scheduling the work outside the heating season as much as possible, and by preparing the electrical connection and the piping ahead of time. We set the schedule with the condo board or the manager.
Will the maintenance staff be able to read the controller?
Yes. The backlit screen shows alarm codes in French or English, in °C or °F. We walk your maintenance lead through the basic settings at commissioning.
What current does it draw on 600 V?
115.5 A on 600 V three-phase, 60 Hz, according to Thermo 2000.
What warranty does Thermo 2000 offer?
10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components (parts and accessories).
Can you install it?
Yes. We remove the old boiler, deliver the VoltMax SCR 120 and connect it to the loop and the 600 V supply, mount the outdoor sensor and commission it.
