Replace your 600 V office building boiler with a 60 kW VoltMax with modulated output

When the old boiler shows its age

In many office and commercial buildings, the original electric boiler still runs in stages, with no modulation or communication. When it is time to replace it, Thermo 2000’s VoltMax 60 offers a complete upgrade. This 600 V three-phase model delivers 60 kW, or 204,720 BTU/h, to the existing water loop: radiators, hydro-air coils or radiant floors.

Thermo 2000 publishes a current of 57.7 A for this model. The VoltMax SCR series is aimed precisely at commercial, institutional and multi-unit buildings.

What the VoltMax 60 changes day to day

The solid-state relay (SCR) varies output from 0 to 100%, instead of switching on whole stages; according to the manufacturer, this limits peak power demand. The included outdoor sensor sets water temperature by the weather, within a setpoint range of 50 °F to 200 °F (10 °C to 93 °C), and the controller handles schedules matched to office hours.

For the manager, the Schneider Electric controller communicates over BACnet IP or MS-TP with the building management system, accepts a 0-10 Vdc signal and sends its alarms by email through its Ethernet port. On site, the 3 in backlit display shows alarm codes in French or English. The Incoloy immersion elements are replaceable, and the manufacturer describes the unit as quiet, clean and low-maintenance.

A planned replacement

  1. We survey the old boiler, the water loop, the 600 V supply and the mechanical room.
  2. We check that the VoltMax 60 matches the building’s heating load, or suggest a neighbouring 600 V size in the series, such as the 54 kW or 72 kW VoltMax.
  3. We confirm the space: 3 in of clearance on the sides and back, 24 in at the front, 32 in above, set on the floor, 310 lb (141 kg).
  4. We specify what is added: circulator and expansion tank, which are not among the supplied parts, and the low water cut-off, optional at 60 kW.

Ideally, the work is done outside the heating season, so the building is never left without heat.

What AirGreen’s installation covers

The on-site estimate is free and the quote is in writing. On installation day, our technicians drain and remove the old boiler, set the VoltMax in place, connect it to the loop through its 1 1/2 in male NPT side connections, extend the discharge of the factory-installed relief valve and make the electrical connection. They mount the outdoor sensor, fill and purge the system, then set the setpoint, schedules and alarms with your manager.

AirGreen is a family business established in Montreal for more than fifteen years, holding RBQ licence 5645-9605-01 in ventilation, refrigeration and electrical work. Thermo 2000 covers the tank for 10 years (limited warranty, closed-loop heating) and the electrical and mechanical components for 2 years.

01 · What it is for

Planned replacement of a 600 V commercial boiler

The VoltMax 60 takes the place of an aging electric boiler in an office building or a commercial building on 600 V three phase. It heats the existing water loop and brings modern controls: SCR modulation, outdoor sensor, BACnet and email alarms.

  • Office buildings heated by radiators or hydro-air coils
  • Commercial buildings with a 600 V three-phase supply
  • Replacing a staged electric boiler without modulation
  • Boiler rooms connected to a building management system

06 · Questions

Frequently asked questions

When is the best time to replace the boiler?

Outside the heating season, ideally. We do the estimate and quote ahead of time so the boiler is ordered and installed before the first cold weather.

What current should be planned for on 600 V?

Thermo 2000 publishes 57.7 A for this 60 kW model on 600 V three phase. We check the existing supply and size the protection and conductors from that value.

Can it be controlled from the building management system?

Yes. The controller communicates over BACnet IP or MS-TP, and the setpoint or output can also follow a 0-10 Vdc external signal. The Ethernet port offers a web page and email alarms.

What does stage rotation do?

The controller changes the order in which the relay stages come on, in addition to the solid-state relay that modulates output from 0 to 100%.

What warranty does Thermo 2000 offer?

10 years on the tank (limited warranty, closed-loop heating) and 2 years on electrical and mechanical components.
